  • Royal Floridian assessment and scheduled resort closure.....

I have been notified that there is a current special assessment of $1,800. (for the 2BR villa type) that will be due in incremental billing over the next three years. I have requested additional info on the 1br and studio villas but have not yet gotten confirmed amounts on those unit types.. (I'll forward as soon as I receive them)..

Also, the resort will be closed for major renovations from Jan 1, 2010 to Oct 15, 2010... Owners will have the option to request that annual fees be waived for 2010- or they can try to get a reservation at the resort from Oct 15 to the end of the year. There will not be any banking opportunities available to owners.

    Hard to believe

They are closing the whole resort for a renovation and the owners are left to fight over 1/4 of the year? Something doesn't sound right. If true it sure is poor management and planning.

That's an outrageous fee! If they are shutting down for most of the year, it sounds like they are replacing just about everything. Is the resort really in dire shape? It just seems to me that to have to charge each owner that much money, the property would have to have been in serious disarray. Have they said why such a large assessment was needed?

This info is correct. I saw the same assessment amount for a two bedroom on a recent ownership verification. The buyer already owns there and knew about the planned closure.
