If you really wanted to go to Orlando most every Christmas (week 51) in a 2BR/2BA 5-star resort what would you pay to purchase?

First off we always tell people buy what you can use and buy where you want to go. In Orlando there are so many resorts that you can go anytime of the year using a cheap trader. The only problem is lets say you want to go to a 1-4 resort. How do you get around that? In that case it may pay to buy if lets say you want to go to OLCC every year at that time. You could try using the alternate exchange companies but it is not guaranteed.
So IMO unless the resort you are buying is a 1 and 3 or 4 and unless you are super in love with it. Take Bocca''s advice and trade into Orlando using a trader with a MF of about half of what you might be paying in Orlando.Timeshareforums Shirts and Mugs on sale now! http://www.cafepress.com/ts4ms

an easy trade?
week 51 is NOT always an easy trade and some resorts week 51 rarely show up if at all.
A couple of us looked daily for that week at Houses of Summer Bay and it never came on-line ( not to say it didn't match with an on-going search ). Every other week from August thru the week before Christmas was available.
Some resorts will be very busy and exchangers will get good units but not as good as owners.
If you can plan 18 months to 2 years in advance and buy a decent trader for less than $3k you can get some VERY NICE properties every year.
The OP also mentions 5* so does this mean Interval resorts like the Disney properties ( you won't ever see one of those for $500 to $1000 for the week ).
It is my understanding that there may be regional blocks if you own one florida property and wish to exchange to another as well.
I'm not a huge Orlando fan and could not ever want to be there every year for christmas or any other time of year, but being individual is what makes the world go round.Lawren

Lawren knows better than me as far as what is easy to pull in at what time. She is correct about week 51 as it is the most demanded week in Orlando for the year. IMO you should, Take Lawrens advice and do what ever she suggests.Timeshareforums Shirts and Mugs on sale now! http://www.cafepress.com/ts4ms

Have you been to Orlando over Christmas? No way would I want to go there every year! There are way to many people to make WDW enjoyable for me and my family. We did it 3 years ago and it was really crowded. Once every 10-15 years would be enough for us. I would say that you should try it first that time of the year before buying.

Nothing for this year, 14 for next year. Of those 14 I bolded the 2 I would be more inclined to trade into. That 8/6 at OLCC would most likely be a Golf Villa as they will be packed solid.
Bear in mind that in January and February I saw these as well:
Resort ID: 0450 Sheraton Vistana Resort See Reviews
Select Unit Type Max Occ/Privacy Kitchen Check-in Date Type
2 8 / 6 Full 12/21/2007 Exchange
2 8 / 6 Full 12/22/2007 Exchange
Resort ID: 2750 Cypress Pointe Resort See Reviews
Select Unit Type Max Occ/Privacy Kitchen Check-in Date Type
3 8 / 6 Full 12/22/2007 Exchange
This is just RCI data.
I still see some Xmas 2006 with interval but as they are more size oriented I don't know if there are larger than 1 beds available.Lawren

According to II demand index, week 51 is not a peak week-week 52 is. Week 51 is equal to week 18, which tho not a dud, is not among the best of weeks. As to what you can get for a week 51 five star 2br,2ba week would depend on the resort, the timing and the exposure to potential customers. One way to find out would be to check EBAY listings to the ending and see what they get. My guess would be somewhere around 3k. Of course you could find a novice who would pay more and you might not find a buyer at all. Again, there are variables and without the resort being known they could be large- for example a Marriott Grand Vista week(if they even have a fixed week) would sell for much more than a Blue Tree week (and there are 2 sizes of 2 bedrooms there).

A few years ago Parkway had less respect(price-wise) than it seemed to deserve. If advertising I would ask just under 5k, and if on Ebay use a hidden reserve (you can always relist). If you are not in a hurry you could try for more.

if you are selling
It is worth more or maybe easier to sell than a week 44 or 19. There is a lot of availability right now that was just posted in our sightings board. is below but you have to have 15 posts or be a contributor to view it.
