The survey is interesting. I posted the link to it Over Yonder. The way I read it it is about reducing the involvement of RCI at OL. Perhaps even about forming a new exchanging alliance. And adding BBQ grills.

(Just checking to see if you're paying attention.)

        Hi Jim,

I looked at the survey and the one question I have is Why Wisconsin and Lake Geneva (Wisconsin?) are listed as answers for this question?

"Do you take short "getaways", such as drive to destinations where you might stay 1-3 nights?"

Does OL own any Resorts in Wisconsin?

          I voted.

At first I was for the internal exchange and against the other benefits. But then I thought about it and decided that it would be really smart for OLCC to create a points offering. It would probably be best to take an entire building or two in River Island and dedicate it to such an offering to ensure sufficient inventory.

If, for instance, OLCC took 200 units and created an affiliation agreement with the Bluegreen Vacation Club to become a Club Associate Resort, the resale value of these converted OLCC fixed week units would more than double and the MFs would be about the same.

Here's how it would work. Bluegreen could take those 200 units, put them into the trust and assign the same point value to the units as they do the Fountains. That is 13,000 points for low red and 16,000 points for high red weeks.

That would make a 2 bedroom resale unit at OLCC worth between $5800-8000 based on today's market price determined by eBay. That is a significant uplift from the roughly $3000 for a fixed week 2 bedroom unit.

There is no doubt that if a point system is properly executed that it is more valuable than its fixed week alternative. The market data validates that theory.

The question is whether OLCC should create its own points program or become affiliated with others. Given their size, I would recommend that they become the Notre Dame of timeshares. They stay independent and affiliate with everyone.

OL doesn't own anywhere else. That's why I mentioned alliance.

I felt their destination choices were skewed also. Canada was mentioned more than I would expect it to be as a timeshare destination. Wasn't Myrtle Beach mentioned and also the Carolinas?

Branson and Williamsburg were not mentioned at all. Branson, BTW, is the #5 vacation vacation destination in the US now, according to something I saw this week. Missouri was not mentioned at all. Their Midwest Area is Illinois, Wisconsin and Michigan. I'd have to check, but there are probably more timeshares in Missouri than all three of those states combined.

Timesharewise, their list of choices for Getaways are nowhere near what would be the popular choices.

The survey is certainly not open-ended and those who assembled it have something in mind, a purpose they wish to serve.
