The Alii Kai II
only has a few units, they assign the morning of your arrival and there is very little difference in any of the units.
Kona Hawaiian I would call them two weeks before and ask for ( upper unit with stairs) ( Lower unit) near/away from pool areas.
Other than the few ADA units all the units are exactly the same, so the choices are upper/lower, near or close to one of the pool areas. The Higher number units may have a peek a boo look at the ocean.
Sea Mountain is a VI resort, no need to contact them as they assign on the morning of arrival, and all the units have a distant ocean view. The design of these is similar to a ski chalet, the 1 bedroom units have the bedroom on the ground floor and the living/kitchen area on the second floor. During August this might be a pretty warm place as they have no a/c, and that lower bedroom gets pretty warm.

We have only stayed at the Sea Mountain. Very casual units are spread out over the area, no A/C. Be aware that there are no resturants near and only a couple of small towns with grocery stores and local resturants 8-10 miles away. We stocked up in Hilo before going out. Kailua-Kona is a long drive. A nice side trip is South Point, narrow, rough road but fantastic view of the ocean from the cliffs. Diving or jumping if you dare (50' high). The Volcanoes are worth the trip. The turtles at the black sand beach are an easy walk and there is a golf course around the property. Very quiet and relaxing.
