  • Sands of Kahana, Maui, Rotating view question

    Hi,

I'm an owner at the Sands of Kahana (EOY since 2008) and am aware that they have a "rotating view" system - (1) Ocean front, (2) Ocean View and (3) no/garden/mountain view. This is the year that we are supposed to get a no view/mountain view/garden view.

But when I look at the number of units of each category, I see that the majority are ocean view. Something like half of the units. The no-view units make up roughly about 1/4 of their inventory. I have also read on the SOK blog that owners get preference over exchangers or renters (which is done at a lot of timeshares). Given that some not-insignificant fraction of the people staying there are not owners, I wonder why I EVER have to voluntarily RESERVE an no-view unit when OF or OV units are showing up as available. I'm wondering why - - when I'm making the owner reservation - - I can't reserve an ocean view (OV) if one is available? Of course, if it there is no availability I would understand that and just take whatever is left. They don't seem to disappear all that fast from the availability list.

I'm wondering what happens if I just happen to reserve an ocean view or OF unit out of sequence. I would think that semi-worst-case they would just downgrade my view. Of course, worst case I suppose that they could cancel my unit, but I'm hoping that isn't that likely.

I'm interested in hearing from other SOK owners and how they go about reserving their unit and whether they have any suggestions about getting a good view. Have any SOK owners been able to get an out-of-sequence (better view) Is there any difference between reserving on-line versus using a CRMLV reservation person (in terms of getting a better view)? If I reserved an out-of-sequence view, I'm wondering for how long of a period I am vulnerable to the "View Police" taking action? That is, if I make it a couple of weeks, am I generally "safe". I'll be making my next year's res in about 10 days so I would welcome any suggestions ....

Sands of Kahana - chance of getting OF or OV room

I was hoping that an owner or two would respond to my previous post. But perhaps there aren't too many SOK owners on TS4MS. I thought that I would give one last try to revive this post by supplying info based on my own research. These numbers are for the SOK vacation club and while not a secret are probably not very widely known. There are other units not included in my numbers - - some whole or fractional owners who rent out as well as Sullivan properties. But if you are exchanging through II, you are going with the SOK vacation club and these numbers apply....

    One bedroom units:
37 total - only 8% (three!) are Ocean Front (OF), 41% Ocean View (OV), and 51% Garden/no view
All are either on the 1st or 2nd floor. I've read a bunch of complaints about one-BR noise...

    2 BR units:
    74 total -- 19% are OF, 54% are OV, and 27% are GV/no view

    3 BR units:
31 total - 16% (five) are OF, 58% are OV, and 26% are GV/no view

Okay owners - - what is your experience with the rotating view system?

In 2004, I rented a 3 bdr from an owner using redweek.com. She told me then that she got OF every other year and we got what I would consider OF but maybe it wasn't. We were on the 6th floor in the building to the left of the pool as you look toward the ocean. Our view was unobstructed and straight ahead of us but we were sitting back a bit from the water. With only five 3 bdr OF units, every other year in an OF would not work out mathematically. She must have meant OV but if our unit was OV, then OV is not too shabby at Sands of Kahana.

        Hi there.
I just bought a timeshare in Hawaii.
Kinda proud of it. The house is a modern one and the view is very beautiful.
