I need suggestions on the best way to get an ocean view or ocean front property on Maui. Can anyone help with this?

If you are referring to an exchange with an ocean view, unfortunately no exchange company has control over unit assignments at check-in. All unit assignments are made by the front desk. It certainly doesn't do any harm in asking them for an ocean front/view at check-in. It may help checking in as early as possible.
The only certainty of getting that unit type is by a direct exchange with an owner at the property that has reserved ocean view... or a rental. -
Get to the Embassy Early!
I'm not 100% sure about this, but I think the first ones to check in gets the best views. I own an Ocean Front Deluxe 1 Bedroom EOY (odd years). I exchanged my odd year for an even year in 2002. This was the first time I came to the Embassy as an owner. We got to the Maui Embassy after 11:30 pm because our flight was delayed. The Embassy put us in what had to be the worst and last room at the Embassy. They were full for the week. This stay at the Embassy Maui was still considered an exchange and not an owner's week. Therefore, I did not have the same benefits of an Owner. The Embassy did not have to give me an Ocean Front Unit. I also had to use RCI and I had to pay the Exchange Fee. Of course, the next morning I went to Owner Services and only because someone checked out of a Ocean Front Unit early did I get what I paid for.Originally posted by Faust

Embassy Maui almost always assigns exchangers to mountain view rooms, then offers the opportunity to upgrade - for a fee. If you want to be assured of ocean view, after you get your exchange you should try contacting the Embassy and offer to upgrade right then. I suspect they will do it if you pay for the upgrade at the same time.“Maybe you shouldn't dress like that.”

Hopefully we will get there early and ask them for an ocean front/view at check-in. we will hope for the best.
But I will be prepared for a mountain view. The good thing is we will be in Maui.What I once considered boring, I now consider paradise.

I agree that exchange companies do not control the room assignments. However many resorts will give you the unit that was given up in exchange.Originally posted by Mark @SFXComment

The inventory management system tracks specific units that are available for check-in on a given day. It keeps a tally of both the total number of available units, and the assigned classifications (primarily view type and size) for that check in day.
The inventory control system then makes sure that the total number of reservations accepted does not exceed the total number of available units. It also makes sure that reservations for specific units do not exceed tthe toal number of those types of units available on that check-in day. Both conditins must be satisfied for the reservation to be entered.
When the Embassy deposits with II or RCI (and, I believe SFX as well), they debit the number of units deposited against the total number of available units in the size of unit deposited, but they do not debit against a specific category of unit. Exchangers thus get whatever units happen remain unreserved by onwers, in whatever categories, at the time the cieling on total reservations is hit.
At least, that's the way I understand that it works in Po`ipu, and I'm pretty sure the same reservation system is used at Ka`anapali.

About the only way to get a ocean front unit is to buy it, or rent it (and those 1BR units have a $616/night rack rate)Comment
