  • New owner Sands of kahana

    I just bought 1 br at Sands of Kahana. Any tips on using resort or resort reservation system will be greatly appreciated.
    I am not new to Hawaii timeshares as we have 4 weeks on kauai. But I know each property is a little unique.
    This property will never be traded so I am not soliciting trade advice.

      Resort is on a Small beach that can get very crowded,very nice grounds which include tennis, I do not recall if they had an out door pool but I think they did. We stayed across the street at Kahana falls and were able to use there beach. I believe they even have 3 bed room units.

        We rented a 3 bdr unit there in 2005. The owner I rented from said they had a rotating view system and every x number of years they got ocean front. That just happened to be the year I rented so we had a great view. I have pics from our stay there. If you want me to email them, send me your email address.

        There is a pool and a decent restaurant and bar but like everything in Hawaii, it's a little pricey. There is at least one other restaurant within walking distance, I think it's a Roy's.

        There are well kept barbeques scattered around the grounds, too, if you like to do that.

        We loved this resort. I think you'll be happy. Isn't there is a long term special assessment going on at this resort? Eight more years, I think. Hopefully, you knew about that.

          I own a 1BR week there. Really like the place. We usually use it or rent out to cover M/F. This is the first year that we deposited with II and we are pleased with the trading power. I think you will be happy.The usage period goes from Oct to Sept for my week so it's a little unusal. I have no problem reserving any weeks that I want so far as long as I do that months in advance.

            I heard unit views rotate. Is this true or do deeds dictate views? How far in advance can units be reserved? Are all units in complex in same orginization/reservation system?

              Yes the view rotates from ocean front, ocean, and garden view. You can reserve 12 months in advance with the prepayment of M/F. I sometime forgot to do so and reserved 2 months in advance and still had no problem getting a desirable week like a July week.

                I regret so much not going to Roy's from what I heard it is one of the top chains in Hawaii.

                  Also this is a mixed usage resort with home owners and timeshare owners. I believe all timeshare reservations go through Consolidated Resort Management..

                    Yes Roy's is within walking distance. Very good food but no view. The resort has a pretty decent restaurant on site with good and reseanably priced food and great view.

                      Thank you for the info.
                      Roys it is. Unfortunately we will not make it untill Jan 2012. We ussually plan 2 years ahead. 2010 & 2011 are set. Some day maybe my 201K will be a 401K again and I can retire.

                        The bar there ain't too bad if you have kids get them a chunky monkey (My son loved them). Mom and I had adult beverages. The restaurant is ok too It is fine not excellent but we would go back. Value for what we were served was good. I thought Roys was overrated and overpriced (Just my opinion) but it was good. We stayed across the road at Kahana Falls and went over there to the bar and restaurant and enjoyed it.
