  • Where to look for closed sale prices?

A friend just asked me to act as broker to sell her 2 bedroom at Vacation Village in the Berkshires.

A quick look at redweek and myresortnetwork show current sale prices all over the map.

I'd like some suggestions for how to look at sales that recently closed.

    Thanks.

The only place I know of is ebay. Do an "Advanced Search" and then click on "completed listings only".

Otherwise, you could always look at the registry of deeds in the county where the timeshares are sold. That would be a great resource.

I haven't seen much in the way of resales, but the resort seems to be fairly new and I haven't really been looking for one.

At one time Ebay had a record of sales by resort history that they would sell you for $ 25-35. I think it still exists, but someone else is doing the selling now.
Resale asking prices will have a much wider variance than actual sales prices. Initial sales by those without knowledge of timesharing realities will ask near or sometimes even more than the developer price. It takes time for reality to sink in and for some it costs a lot of money in upfront resaler's fees.
