  • Narrowing it Down

Ok first things first. Thanks to all who responded to my first post. I can tell I can ask anything on TS from this group and they will try to help. Also I apologize for the length of this post; I wanted to lay it all out to give a good background.

Ok here is the question we are struggling with at this point. As some of you know I am also active on the TUG boards, pulling info. from all over. Since we are looking for our first TS, we are torn between buying something for a good trader or buying something because we think we will enjoy going there and it's within a reasonable (5 hours or less) driving distance, has plenty to do and will entertain wife, 2kids 10,11 and myself.

On the one hand we are looking at Shenandoah Crossings or Massanutten as both are within that distance from our home in PA. Both seem like they would have plenty to do, both for the most part have gotten excellent reviews (a few bad reviews on RCI but thats to be expected as they're not going to please all) and both look very nice. I have requests in at diff. auction sites, resale sites, etc. to try and find something in our price range in a decent season ($2-3,000 max, spring or summer).

Now on the other hand, a friend of ours owns 2 TS in Williamsburg,VA. He swares by the area, says they have NEVER had a problem trading and there is a ton of things to do there. Plus it is w/in the max. driving distance we set for ourselves. I have looked at Fairfield Williamsburg at Kingsgate and Powhatten and both seem decent. However on TUG and other forums it seems like they have a bad rep. for good traders. I know alot of people suggested Foxrun as a good trader but they are 10+ hours from us. We may not always want or be able to go that far.

We eventually would like to go to Disney again and want to make sure whatever we buy will trade into there in February, March or April. However we won't always have the $ to go to Disney, but want to have the ability to take a vacation every year.

Sorry for the novel I've written here but would like to know everyone's opinion, suggestions, advice. Wife and I are open to any and all, so let them fly please!

    Hi Jeff

Where to start with this one?

You mention your children are school aged so I guess it is safe to assume that you are dealing with school vacation time such as Presidents' Week, Spring Break and Summer Vacation schedules ( as so many of us do ).

You also say that you want to SURE you can get into Disney during those prime weeks. Do you mean the Disney Orlando Properties? If you do I would sincerely doubt that trading in will ever happen and you would need a GREAT trader in Intervals not just a Foxrun. I have seen Presidents' week there but only studios. If Disney is what you want then Disney is what you better buy and you will not find Disney in that $3k budget.

If you mean very, very nice Orlando properties that are near Disney, then that opens up many different options for you.

From an RCI perspective I would not recommend Massanutten or Williamsburg as a property to own. They are very easy trades with a little forward planning ( as is Orlando, except for Disney ).

You are right to look for a property that you would use more often than trade.

You don't say where you are in Pennsylvania but an Ocean City, MD would be a nice purchase if you can get a PRIME summer week 26 thru 34, as would Virginia Beach ( easy drive to Williamsburg and yes there is tons to do there) and Hershey, PA is supposedly a great trader.

Then there are the points folks who will be along in a bit to tell you that side of your option.

    Welcome to TS4Ms.

Jeff! The first thought I had is to ask your friend to provide you with the trades and time periods that he got. Ask how he typically trades....does he plan 2 years out, or is he a last minute kind of guy. If you have a list of his trades, we can give you some more feedback.

As for Williamsburg/Massnu...I agree with Lawren. Not the best bang for the dollars, as you can easily pick up that area in a heartbeat. The advice Lawren gives for Ocean City is great advice.

My first piece of advice is BUY TO USE, not to trade.

Once you get your ownership of a week you would LOVE to visit frequently. You join RCI or II, and then buy an extra vacation in Orlando whenever you see fit.
Life is short, live it with this awareness.

        thanks everyone

Just wanted to say thanks; we are going to purchase somewhere we can use more often than specifically to trade. Thanks for the great suggestions; I think we are leaning toward a beach area, probably VA beach or even possibly DE if we can find something. We have done Ocean City and hate the "business". We like quieter areas but still close enough to drive for activities for the kids. If based on this, you have any more input, rest assurred it is appreciated. Bring it on!

          I would buy Bluegreen

What a great purchase that would be, for a first-timer. I wish someone would have kept us from spending way too much money on our first two weeks of timeshare that we purchased from the developer, for one thing. But I wish those purchases would have been with a points system like Bluegreen. There are lots of resorts, many oceanfront, and it is a great way to get to Disney too. You can also go to Hawaii. The MF's are low, the resale prices are also low, and believe me, if I could buy anything I wanted, I would buy Bluegreen now. We may still do that very thing, if we can sell our 2 & 1/2 Hawaii weeks. I would like to trade into Disney (DVC) whenever I want, and Bluegreen might work for that.
