      I just purchased at St. Tropez, it's an older resort but very nice. Our 3-BR villa is on the top floor looking right out over the ocean. We usually go in Oct. and really enjoy our stay. We like going in Oct because it's less crowded and pets are permitted on the beach and boardwalk. The weather could go either way, this pass Oct. it was nice during the day and became chilly in the evening.

        We have owned a unit week 33 at COVII since 2000. We have stayed there every year -- old fashioned in that we use our week each year. Our unit is in the building that caught fire in April 2005, so we stayed in alternate units in 2005 and 2006. We were very fortunate to get alternate units during week 33 each year.

        We love it so much, I also just purchased a week 32 in the same building, next to my 33 unit.

        To answer some of your questions, we love the size of the unit, the 2 bedrooms, 2 baths, sleep 6. We travel with our three children, plus my mother, wife and me, so we use all of the space. We have never found it to be too small though.

        The unit we had in 2005 had not been updated, so the kitchen appliances were pretty old. Otherwise, the sofa and beds were still in good shape. Not 5 star quality, but very functional. The unit in 2006 had been updated, so it was much better. Our building will be brand new from the studs in 2007, so we are looking forward to going this year. It will be like getting a brand new unit.

        The complex is very quiet and family friendly. It is within walking of groceries and great restaurants, yet set back to be quiet. We occasionally walk to the ocean, but I also drive and never have a problem parking on the ocean side. They have outdoor and indoor pool, tennis and racquetball courts, and give memberships to the OC Golds gym during your week. No other timeshare in OC compares to the amenities. Another plus is the small courtyard and deck for each unit, and the private hot tub for each unit. I use the hot tub every night -- it is great. They drain and clean each one each week.

        Maintenance fees are reasonable. There was an extra assessment of $20 to pay for ungrades not covered by the insurance after the fire. Otherwise, the finances look very good. Fees were $450 this year, with the discount. They have increased about $20 per year each of the last 3 years.

        I am not sure what you paid for your weeks, but Defender Resorts, the manangement company, sells resale units for $9000 - $10000 for weeks 32 and 33. I have a list of their sold units from the last 3 years with actual sales prices, and most sell for the asking price. If you paid less than that, you got a good deal.

          Thank you for your information on COVII. I have a question about using bayside timeshares. When you go to the beach for the day, what do you do about going to the bathroom? For example, when the kids have to go, do you drive back to the timeshare or what?

            Very good question! My children are 11, 8, and 4 this year. We have gone every year each has been born, and have stayed in the timeshare for the last 6 years, so we have plenty of experience!

            First rule is everyone goes before we leave. Then in emergency situations, we can drive back. I have never had a problem parking more than a block away, so everyone knows how long it could take. Another option is that at 120th street, there is a Burger King, Donut shop and grocery all together. We have occasionally stopped in one of those.

            I suppose it is like anything. With planning, we have never had a problem.
