    Hi..new to here

    A few months ago I was the highest bidder for a 4 bedroom lockoff at Powhatan. Can anyone offer anything on this resort? nice? old? my week is in August, I'm on the east coast so the heat doesn't bother me.

    Anyone offer an insight on the resort? Also, it trades with RCI, any experience with trading power?

    You will get varying answers to your question. I have been very happy with Powhatan, it is an older resort that is in the midst of a major renovation cycle.

    Williamsburg is not where you want to own for trading power as it is overbuilt, supply is greater than demand. If your August week is in the first half of the month you should do OK for trading power by depositing a year or more in advance and requesting early and you will have some sort of priority exchanges (read better trading power) for 'internal' exchanges to other Sunterra resorts through RCI, or you could try independent exchange companies like DAE, SFX, or TPI.

      We Love Williamsburg and Powhattan

      Our family was in Wburg at Greensprings and Powhattan a week each this June/July and we are returning the last week of Aug for three weeks total this year.

      It is by far the best vacation location for us period. Cost effective and tons to do. We love Busch Gardens and have season passes. We also prefer Powhattan over Greensprings, liking the unit interiors and hot tubs particularly more. But the entire ambiance is different. Powhattan is more Williamsburg and family. Greensprings is more modern looking and golf.

      You seem to care about trading. We don't and will return again and again.

      Trying to find something to criticize - the pool looks a bit used, landscaping could use more work, and fine points of building trim like painting around the doors and patio decks. But that took work!

        I'm glad to here positive things about Powhattan! I remember going to Bush Gardens as a kid, so I can't wait to have my kids experience it in 2010.

        Yes, I am interested about trading, reason being I have a 4 bedroom lockoff, odd year usage. Being I only need 2 bedrooms, I am interested in banking the other halk to go somewhere other then williamsburg every other year! Makes sense for us. We have 2 little kids under the age of 3

          Sounds like a good plan, and it works well for you. I have stayed at Powhatan a few times. I have gotten lovely units and ones that have seen better days. The staff is always very nice. The northeast kids often don't go back to school until after Labor Day, so August should trade ok. Good luck with it.

            I just got back from Powhattan Plantation. I have no major complaints about the resort - I would return and consider purchasing there to stay - but as noted, it is in the midst of some renovation. Like everything else, it is a matter of what you are looking for. Powhattan would be a good resort to go to year after year but I think I'd prefer the fall (October) time frame. I don't believe that the units that I had, 52A and 53A, had been renovated. In addition, the hot tubs could use better cleaning as it was easy to remove grime off the jets. The rest of the unit was clean. My friends staying in 53A reported that the dishwasher was broken. I told them to call it in to maintenance but I don't know if they did or not. Additionally, the activities center looked like it could use some updating as it looked a little dreary but it did provide an indoor pool in addition to the external pool.

            One item that Powhattan should take care of is the lack of lights for the parking lot (road) between the outdoor swimming pool and the activity center. Given that there is a lack of children in the area and without lights in the parking lot, it makes it hard for motorists to see, especially when backing out of a park slot. As such, there may be some potential for injuries due to the lack of visibility.

            The staff was friendly and the location is relatively convenient to the major activities unless you want to be right next door. My major complaint was not the resort but the temperature as it made going outside unpleasant.

              Anywhere on the Eastern seaboard was miserable this past weak with many cities breaking records for high temps.

              52A and 53A were the first units to be renovated in the current cycle. They were done in 2004.
