  • Buying another timeshare - Ocean City Sea Time 3BR - Week 28

    I actually had tried to get this when the auction was live and the highbidder jumped hook on the seller so we are getting a second chance at the week. We are looking at $6099.00 + $500 fees.

    The unit we are looking at is on the 6th floor and it is one of the 3BR units.

    We were thinking about this unit because it looks like the location is darned near perfect for us, it is big enough (we have three kids), and there is plenty to do in the area.

    I just don't want to make a misake and buy something I will regret later because I jumped at the first thing I have seen in quite a while that is what we have been searching for...

    At this point we need to make a decision fairly quickly and I had asked both Frank and Lawren their oppinions before and they had advised that they would not go above $6k. I welcome any feedback and oppinions before I spend another $6k that we really don't have

    Ken is this a second offer? I know you know to be wary of those....

    For 6k, at that resort, in that area, at that time of year, for a resort that you will use, you cannot go wrong. Especially with a MF of $445/year.

    Those 3 BDRM / 2.5 bath units are HUGE.

        What would u pay to rent a unit like that every year????

        That is the deal-breake for me - having the peace of mind that it is yours without a hassle!

        If u can rent for 1K - maybe re-think it - if that location, size, quality, time of year cost 2K+ and u could also rent it for a nice profit in the future - take it!

                Ken....I don't know anything about the resort, and little about the area. But, good luck to you, it looks like a nice place, and you would be able to drive to it. That's a big plus.

                  Ken,

                  If you would use it, at $450/yr MFs, it's a sensible purchase for your family. My only concern would be potential increases or Special Assessments, the place looks like it could use some updating. If you factor in that you'd be willing to pay for whatever that ends up costing, then go for it. And I agree with Pat's rent vs. own assessment. If it would pay for itself within a few years vs. renting, then take it.

                  eta: rental through the resort is $1700 in prime summer, according to the website.

                        6 grand is a lot for a timeshare- more than I ever paid for one. IMHO there is nothing out there worth more than 8 k for a week, so something for 6k would have to be the cream of the crop.

                          With three kids, I can definitely see the appeal here. Three bedrooms, right on the beach, very driveable, East Coast, high summer week, low maintenance, presumably a good trader. If you're going to use it, Ken, I would get it. Yes, there are definitely more luxe places to go and nicer units, but this would be pretty tempting for me, too.

                            Have you checked out whether or not the resort has an owner rental program and what their cut would be if you did have them rent it for those years you're not going?

                              You've looked at the TUG reviews, right? Most are old but one is from 2006 and the guy who wrote it, Jim Eisenberg, seems very familiar with Ocean City. Maybe you could get in contact with him?
