Retail - developer purchase? Then you are paying too much!

Today anyone buying any timeshare had better really be sure they want THAT timeshare and see the (most likely) increasing fees they are obligated to as a good value for the use they get. Anyone buying had better take advantage of resale prices or you have paid far too much. Although still getting first exposure to the concept of timeshare, which is still viable if viewed and used in a very narrow way, from high pressure, misleading developer sales pitches anyone actually buying from that developer sales pitch is effectively being ripped off as no matter what you buy it isn't worth 50% of that on the day you lose your right to rescind the purchase. Most immediately fall to 10% of retail price or less. If the purchase is financed then the picture is even worse (as if that could be possible).

How any developer is selling retail priced timeshare at this point in time is testament to the lack of informed buyers and the power of a high power, carefully crafted sales pitch on the unsuspecting. There isn't one - not one - retail timeshare price that is a good deal to buy into in todays market. No exceptions.

      What about international rentals?

The biggest reasons we bought into it was for exchange - internationally and also because of the resort summerwinds has in Gatlinburg.

The other was the free cruise exchange.

(Besides the math seemed to work out. We are in our 30's and it seemed like we'd save money on vacations in the long run )
Pssst... I've got an offer you can't refuse kid...

Seriously, if you liked Stormy Point so much, consider purchasing an EOY contract on eBay. That'll give you a foot in the door to II and from there you'll have all kinds of possibilities.

Be careful on the 'free' cruise exchange though. I'm not saying if it's true or false, but a lot of times sales reps will tell you something but they'll only give you half the picture. This forum (or TUG) would be a good group to ask though - maybe a separate thread with that specific question.

Other than that, do a search on Craiglook: Craigslist Search (to search the Craig's List database) for 'Stormy Point' in the vacation rentals section. I don't see any right now, but you'll see them show up throughout the year, for sure. And right now, they'll be renting less than you'd pay in maint fees...

That's a contract for ownership not for rent. Look under the vacation rental section on Craigs List.

If you want to own, check out eBay. If you want to rent, check out Craigs List (and eBay, and this site's rentals, and TUG's rentals)...

Again, post a question here and/or TUG about the VIP perks you get with Summerwinds... you may find out that reality is a lot worse than the smoke and mirrors you heard at the presentation.

read these forums for six months and you'll know that you did the right thing and you'll have an idea as to what you should then do.
I wanted to repeat these two bits of oustanding advice. TAKE YOUR TIME. Timeshare is an exciting thing, and a great deal if used wisely, but it's very easy to make an expensive mistake, even buying resale. It's very easy to acquire a timeshare. It's very hard to dispose of one. If you are going to acquire one, you want to be as sure as you can be that it will meet your needs---not just today, but in years to come, come what may.

Sorry, HB, but please don't be lulled by his attitude. I'm not as comfortable as you are with this having seen much before. I'd love to be wrong and to be made a believer, however, the morbidly obese lady has yet to sing.

Re: loving those cottages................. you'll love them even more when you get one at a rock bottom price. You've come to the right place ! Nice to have ye.

I still find it amazing that there are two Cape Cod developments on the same little finger of land here in S. MO!!!

If that is really the case, it is almost as if the seemingly very upscale Nantucket is playing off the cutesy Stormy Point Village.

For those not from here, developments/developers are really, really, really stagnant here, and you can expect difficulties at all but those with really, really, really deep pockets.

                        Yes, caveat emptor.

If I buy at Stormy Point I want it to be through summerwind though - not festiva. Summerwind offers cruise exchanges for no fee since they own land to port or whatever that company is called.
You'll find that exchanging for a cruise vacation is often a losing cause. You rarely get any decent value when doing so, even if there is no exchange fee. Most of the time they make up the difference by charging you more than you'd pay for the cruise if you booked it yourself using either directly through the cruiseline, using a good travel agent or going through an online cruise discount broker.

I have a EOY 2 bdrm, 2 bath unit floating week 1-9 that I am going to deed back to Festiva Resorts. I have never used it or rented it out but have paid the MFs once. Not a good use of my money.

So if you really want a week at Stormy Point Village look around they can be had for a little of nothing. Also if you have the timeshare bug you might want to check into a points system.

The problem with weeks 1-9 in Branson is that they're all but worthless unless you want seclusion and privacy. It's cold, all the attractions are closed and they're virtually no one in Branson unless you're a local who lives there. I doubt that any of those weeks would do well as an exchange as they are very low demand.

On 5/30 Black Saturday RCI devalued even our 2-bedroom peak summer Gold Crown, so that now even our Slimey Slough studios do slightly better.
