      Yup, and when we got them, resale, there was a strong demand for them. Things change. You've probably heard that.

      We have three weeks at our CO resort, too.

      We had three at our first resort, too.

      There was a time when we did 6 exchanges a year, so needed them for 1-4-1 exchanges.

There are many lot owners that paid over 50K for their lots and are now trying to basically give them away for a couple of thousand or less because of the fees. It's tempting and we may retire here in 10 years or so, but we probably won't be looking to build.

        I noticed a sign when we checked into our unit this week...

        DO YOU KNOW YOU OWN STONEBRIDGE COA?

          I know all of that. except for what you are saying at the end, as I, personally, do not own the Stonebridge Village COA, and they let me know that every chance they get.

          "Hey, you wanna know what's going on . . . .come to the annual meeting. 14 did."

          Anyway, I've started something and we'll see where it leads.

          As I've explained, a complication in this one is that I know beaucoup folks there, and vice versa. I wanna get rid of a couple of weeks, but I stll wanna be part of the place, and welcomed, rather than shunned. After all, if I wanted to be shunned, I could just spend all day here.

          Generally speaking, the problem with there be no exit strategy is that in most cases no one has done anything wrong to anyone. It is just an unforeseen turn in the industry that there would no interest in resales (which, as you recall, used to be our favorite way of buying, right?), so the Timeshare Trap that was long predicted came true.

            Sorry, I have to admit, I've only skimmed this thread in the past. You'd think I would be more interested since I own similar to yours and all of this affects me in some ways.

            I don't understand, I thought you owned in the Villas? There is a full page plastic framed notice displayed on the fireplace mantle in our unit with the message I quoted earlier (including all the exclamation points). If you own in the Villas then you are with the COA, right?

            On the second point I bolded, what have you started? I'm curious about that.

              Yes, we own in The Villas, but I don't much feel like I "own" the COA. Have you read enough of the thread to get the jist of it, that the COA and employees have been unhelpful and downright nasty (the Board member who finally responded). In this day and age, don't you find it unusual that management of a resort would require you to submit questions by letter or attend the annual meeting in order to get information? Then, after 16 or 18 months, or whatever, of stonewalling you, telling you they can't afford to mail to 6000 owners, send then out three mailings do so?

              Seems dysfunctional to me. Who's driving this train, anyone?

              There is a simple solution . . . The POA has a wonderful website, a monthly enewsletter, and email which they answer promptly. The Stonebridge Village Condominiums COA could be on it and have announcement in the newsletter, without hiring any new staff and with little or now expense. Does that seem too simple.

              Other COAs in Stonebridge have their own website, and there always seems to be plenty of stuff going on to warrant it.

              I know many guys/gals that own in the Villas for golf.

              I do not want to comment on what I have started so as to not reflect poorly before the fact.

              FWIW, I don't often read fireplaces.

                  Jim, why don't you go to the next board meeting or perhaps even run for the board. Do you still have troubles reading tea leaves, like you did with the writing on the wall ?

                        In addition to the whining, I have been trying to grind out a solution.

                        As has been mentioned, it may be a solution for a lot more than me.

                        For the benefit of others reading this, the way the resort, and especially the one board member who called me and chewed my ass, that may have opened the door they were trying to keep slammed shut.

                          I asked the people at the check-in desk what the big changes were. I was told that the resort was going to be selling units as RCI Point units.
