    I got this email from RCI. Wisconsin Timeshare Owners, please contact your State Senator today.

    Dear Wisconsin Timeshare Owner,

    It is urgent that you contact your Wisconsin State Senate Members right now and ask them to vote against Senate Bill 638.

    This bill (and AB 1088) are moving fast and will apply sales and occupancy taxes and the Premier Resort Tax to your timeshare exchanges in Wisconsin! These poorly drafted and ill-considered bills were introduced in the Legislature at the last minute in the hope of escaping your attention.

    If SB 638 passes (or its Assembly version), it will cost timeshare owners $200 a week or more in taxes just to exchange into a Wisconsin timeshare resort! No other state in the country charges exchangers like that.

    Tell your Senator that SB 638 will discourage thousands of tourists from coming to Wisconsin—because it will be THE most expensive timeshare state in the whole U.S. Plus, think how difficult it will be for you to exchange out of Wisconsin if no one wants to pay an outrageous $200+ tax to come in.

    Please call or email your Senator right now—and certainly by March 8. Tell them to vote NO on Senate Bill 638—it is terrible for Wisconsin tourism and for you as a Wisconsin timeshare owner!

    I own in Telemark. Now why do I want to tell them not to charges Exchangers when other resorts are doing so? Could it be that if we do our already high MF will go even higher?

        I don't own/live in Wisconsin, but for those who do, you may want to contact the ARDA. They have a group devoted to such issues.

        Really, a $200 a week timeshare tax amounts to a $10,000 a year property tax on a modest-value condo. Hard to see how that's fair.

        It sounds to me like someone in Wisconsin is anti-timeshare, since it seems that this law also involves limiting new timeshare projects.

          Well, As I see it the Money grubbing Politicians in this state have sucked all the money out of the trough, and have to find some more to feed their addiction. They can't say no to one of our dollars . just my opinion

            I am now confused. Should I vote no or leave it be? I read the PDF and it does state on the sale also. So this will affect owners if they sell not just exchangers.

              I may be wrong but it appears to me that Wisconsin wants to stop Timesharing in Wisconsin. That either the owner or the user will have to pay a Tax for each day that they use the week. Just like Wisconsin State and Local taxes are due on hotel and motel rental now. In Southeast Wisconsin, part of this rental tax goes to pay for Miller Park, home of the Brewers.

              This Law might be written to stop Exchange Companies and Resorts from renting (Exchange Weeks) and calling them Exchanges and not Rentals just so they do not have to pay State and Local Taxes.

                      RCI is upset that someone wants to gouge the traveling public????????? Did they move from Indiana to Washington DC?

                        Hi Jim,

                        I never thought that I would go to bed with RCI. However, this is not just a Wisconsin thing. It could happen in other States too. Wisconsin does not need anymore Taxes.

                        I also asked my Senator what is the reason for the Bill. The Bill is an Anti-Timeshare Bill.

                        Dear State Senator,



                        I am writing to you to ask you to vote against Senate Bill 638. This bill will kill the Timeshare Industry in the State of Wisconsin.



                        With the ever increasing cost of Exchanges, many timeshare owners are looking for reasons to walk away from their timeshare ownership. Yearly Maintenance Fees, on average, cost the Timeshare Owner about $500.00. Exchanges cost, on average, $147.00. If you add another $200 or more on to this total, you will cause out of state timeshare owners not to exchange into Wisconsin timeshare resorts. This will cause ownership weeks at Wisconsin Resorts to have no Trade Value. Wisconsin Timeshare Owners will not be able to sell their weeks and may simply walk away from paying the yearly Maintenance Fees. The results will end up forcing the Timeshare Resorts in Wisconsin to go bankrupt. If this happen, many other Wisconsin timeshare owners will end up losing thousands of dollars in worthless timeshare weeks.



                        I am sending this email to all State Senators because, while living in Brookfield, for every timeshare week I own, or may own in the future, I am a part time resident of that district.

                          After my eariler rant, I did contact my state senator Glenn Grothman, asking him to vote NO. People from Wisconsin should recognize the name, He got elected by promising to introduce a "TAXPAYERS BILL OF RIGHTS'. Gee it's been almost 2 years I wonder what happened??

                            Hi,

                            We don't need anymore more Taxes in Wisconsin. What I don't understand is why we didn't know about this from our Wisconsin Timeshare Resorts several months ago.

                            I got a newletter mailing from Fox Hills yesterday. Not a word about the Bill in the newletter. Why are the Wisconsin Tax payers always the last to know?

                            Unless other States pass the same type of Tax Bill, this bill will kill timesharing in Wisconsin.

                              Am I reading this Right?

                              SECTION 2 SENATE BILL 638
                              2. The development offers commercial amenities and activities commonly
                              associated with hotels, inns, camps, resorts, or tourism attractions.
                              SECTION 3. 66.1113 (4) of the statutes is created to read:
                              66.1113 (4) MANAGED TIME−SHARE PROJECTS. (a) Notwithstanding s. 707.10, a
                              political subdivision that is a premier resort area may prohibit the creation of a
                              managed time−share project within the jurisdiction of the premier resort area, or
                              may permit the creation of such a project subject to ordinances enacted or regulations
                              adopted by the political subdivision. No political subdivision may permit the
                              creation of a managed time−share project unless the political subdivision and the
                              owner of the project enter into a written agreement that specifies the method by
                              which the daily rental value of each time−share unit is computed.
                              (b) If a political subdivision permits a managed time−share project to be created
                              within the jurisdiction of the premier resort area the political subdivision may,
                              notwithstanding s. 707.10, impose a tax on exchanges under s. 66.0615 (1m) (a) or
                              77.994 (3), or both.

                              Are they really saying you can have a Timeshare Resort but we (State of Wisconsin) want our Tax money and the control of your Resort?

                              Are they also saying that anyone, including the owner, must pay a Tax for each time the unit is used?
