    Considering this is a hotel room with no kitchen, I still wouldn't do it even if I needed a room in NYC every month. $21,000 is a lot of cash to pay up front. Hotel rates go up and down depending on the season and a number of other things. Most times there are deals on Priceline or promotions through the hotels. Not all the time, but enough.

      I agree with you. That is a lot to pay upfront plus I am sure the M/F are very high. It is pretty easy to get a good deal on a 4* Hotel in Manhattan. We have stayed at both the HGVC West 57th Street and Manhattan Club. We have also stayed at the Michelangelo 4* Hotel on 51st and 7th. We got a good rate at the Michelangelo and they upgraded us for free to a suite which was larger and much nicer than either the Manhattan Club or HGVC West 57th Street timeshares. We were there during the summer which is the busiest time.

        This is an update on the Hilton Vacation Club on the Avenue of The Americas. We stayed there on an exchange through SFX last summer. We did NOT have to pay any fees of any kind and we had daily housekeeping. We also got free breakfast every morning and happy hour every evening with free drinks and food.

        As I said before we have also stayed at the Manhattan Club and HGVC West 57th Street. We never paid any fees at either of them. We far prefer the Hilton Vacation Club on the Avenue of The Americas. The service is absolutely outstanding and we like the location better. Our least favorite is the Manhattan Club. We will definitely request the Hilton Vacation Club on the Avenue of The Americas for our next exchange to NYC.

          Based on John's recommendation and a visit to the property when mpizza was staying there, I have booked the Hilton Club for my pre-Christmas visit.
          I still like the Manhattan Club but going forward, will only book thru SFX or II as RCI has allowed MC to increase their 'hospitality fees from $15studio/$25one bedroom to $30 a DAY .

            Agree Pat....The MC is nice, but those fees are really getting crazy! The Hilton Club is lovely, and has some very nice perks.
