    Ritzy NYC time-share developer sued for fraud | Crain's New York Business

    Amazed it has taken this long after all the complaints and posted threats about suing in various discussion groups.. With most timeshares, the developer can often simply ignore these since the interval owners often do not have the means to pursue a costly legal process- but the ownership demographic of the Manhattan Club is a different tiger altogether..

    Hopefully, the developer will be forced to disclose where the inventory that keeps getting rented via online booking engines and exchange companies comes from.. Transparency has long been needed for this resort..

      I always wondered where all these rentals came from.

      Often thought they must have sold 1/2 as timeshare and the rest as rental giving a different appearance altogether.

        I don't know much about the owner complaints. However, I do know that the developer would be absolutely insane to rent units without a process that allows owners to book their time reasonably. It's so easy to set up a system that works. It all depends on the rules TMC established.

        Due to the nature of timesharing, there is always breakage. Who profits for the excess units in the breakage is defined by the rules.

        It will be interesting to see how it turns out.

          We heard about Manhattan Club over a year ago when traveling on a flight. This owner thought they oversold the timeshare units, so first-come, first-served meant some didn't get anything. Nothing. She was beyond peeved.

              Float. If they were fixed there would be no issue as u would own a fixed week in a fixed unit.

              There are also many different ownerships that allow owners to book a full week and/or 3 weekends, one weekend plus certain individual days or group of days.
              It must be a nightmare to handle these resies because if someone books a Wednesday Night, it affectively removes that unit from a week reservation. So how many units do u allow to be reserved by night and how many should remain as full weeks?

              I can see why there would be many unhappy owners, especially the people who can not/do not plan ahead.

                Yes I can see how it would be a logistical nightmare to keep up with such inventory changes! I asked because some resorts have a combo of fixed-float timeshares, for expamle the penthouses are sold fixed while the "regular" units are sold float.

                  I was not aware of how the Penthouses are sold as I do not know anyone who owns there. I am only familiar with the older contracts that have different degrees of ownership/weekend booking ability.

                  There is also a possibility that there ARE some fixed Holiday weeks? But I do not know this. Brother Cooney wood be familiar with the different types of ownership.

                      An example of this is my fav BlueBeards BeachClub in STT.
                      Originally sold as fixed week, fixed units.
                      Next developer sold floats 1-17 & 18-51 with 52 fixed.
                      Wyndham is now the management company and they sell as points.
                      Some fixed and float owners converted to points.

                      It is quite the challenge at times especially since people do not understand/or manage to see the need to plan 1 year-10 months ahead

                        Isn't that the truth. I posted an add on another website advertising weekly rentals at Hershey Suites. You would not believe the number of people enquiring for stuff a month from now! I simply tell them that they should consider for next year and move on to the next.

                              You can 3 to 5 differant or more types of ownerships and unit usage rules at one resort not even counting the various types of units. Christmas Mountain would be one example of that.
