Where to buy on Cape Cod.......

I've been looking to buy a place in driving distance from NY, for summer use. I'd love Montauk, but Gurneys is expensive, with high MF's, so we're holding off buying there.

I'm thinking that maybe Cape Cod would work for us, because they seem to have lots of golf, as well as the beach. Problem is, I'm not really familiar with the resorts on Cape Cod. I was wondering if anyone had any suggestions on what resorts to consider?

One thing is we would prefer to be on the beach. I also would like to be near shops, if possible.

Any suggestions would be greatly appreciated!!! TIA!!!

How large a unit do you need?

Is having a kitchen important?

Both are a problem with "on the beach" resorts on the Cape.

I would prefer a 2 bdrm, ( but might consider a 1 bdrm) as well as a kitchen, if possible......However, the location, meaning a nice town, with things to do, such as shopping, restaurants, etc, are more important than the kitchen. If It's in walking distance to the beach, that's OK, too.

Look at the VRI property's there,

Sea mist, Cape Cod Holiday Estates And if you can luck out with a 3 bedroom at Brewster green then grab it but just keep in mind that the resort is great but it is further away from the main attractions.

This is just my experience having grown up summers at the beach in Plymouth MA......
Falmouth area would be a nice area to search. You are close to rte 3 access and rte 495 access, beach access, and it has a ferry to Martha's Vineyard plus you can hop over to Plymouth historical or further on down the cape if necessary. Falmouth has golf, beaches (warmer water than Plymouth) and shopping, restaurants and is a very quaint community (Mom lived there for a few years and we had an investment home there).
Just my input....I saw some resorts when I googled earlier and looked like some were ocean front.

Agreed with all the above.
Also, Martha's Vineyard and/or Nantucket are highly desirable, but requires better planning due to the ferry, taking your car or not, etc. I own on both islands and recommend Brant Pt. Courtyard on Nantucket. I once owned there, but not now. Do own at Mariner House, Nantucket with high MFs, however, it trades well with RCI (Crane trades).
Prime season weeks, on the Cape or Islands is the way to go for use or trading power, JMHO.

Angela keep in mind that in the Summer it is hard to get around with the heavy traffic. If you are not planing on Beach then stick to White times. All the resorts I mentioned are nice and have large indoor pools. There is still a lot to see during white times and you can even Drive your car then.

Frank, I would be looking to go during the summer months. I'd really like a beach location, other than the Hampton's to be able to drive to.

I took a look at the II directory, and the majority of the resorts seem to be in Falmouth, and Dennisport. I'm getting the feeling that Falmouth is the preferred location, for some.

Also, what do you guys think of PT? I read some reviews of the various resorts, and Harbor Hill in PT stuck out, because it was rated very well. I haven't been to PT in years, and years.

PT is a crazy town and you will have a gay time there, get it Gay. The beach's when I saw them did not look to swim able in the off season, The waves were huge and I mean huge. I do not recall what they are like in the Summer because that was long ago. I have gone more so in the off season.

I am aware that it is a town hugely occupied by people who have chosen and alternative lifestyle. That much I remember.

I also remember there being lots of shopping, and restaurants. Artsie type places. not sure what's happening there now. It's on the ocean, so they get the big waves.....Yeah, so not really good for water sports. Not that we do many water sports, but the kids sometimes like to water ski.

Great restaurants, too. Lots of Speedos, too !

Dennisport, please folks this is just my opinion, is congested and in some areas, tacky. Sorry.

I used to own a small cottage in New Seabury (Mashpee) and do like that area - upper Cape.

I have to admit that I did enjoy walking the main strip in PT, The shops the shows and the whole atmosphere was different. It will take a while to get to from most resorts but what we enjoyed doing was stating out very early and drive along the water. We found some nice rich sorta towns in between with Christmas shops and other stores. I would book a hotel there to see if you like it. IMO it is a great place to visit but I would not want to live there.

All my Hair-dresser friends go there!
Plus it's such a drive to get there. Very pretty but what a hike! Don't remember the waves....just the crowds, the parking issues.
