    If it floated summer, I would agree with Lawren's assessment...maybe even a bit more since it's on the beach and most Cape Cod timeshare are not. But since it doesn't float summer at all, you will probably be lucky to get a couple of thousand bucks for it. Sorry....

      No way are you getting $4k for Cape Cod with that annual usage time. It is pretty much worthless.

      We can teach you how to exchange it and get some nice places to vacation but as for selling you would be lucky to give it away.

        If you move the decimal point one place to the left you may still have difficulty selling the interval. Do some research on successfully completed sales on eBay to get a feel for the real value of your interval. Then decide if you want to sell or keep the interval and use the advice found on this forum to get the best value out of your purchase.

        If you decide to sell, you need to ask yourself what was your motivation to purchase this off season interval. Is there a reason why you would visit that resort in that time frame? Perhaps there are popular events nearby or some other reason to visit in the off season? Those reasons are what you will need to stress in your advertising.

          Sorry to have to agree with everyone - but this is really not worth more then $1,000.

          I suggest that you take Lawren's advice and learn how to trade your week to your advantage.

            I'm going to weigh in too, hope I'm not piling on.

            I think you probably bought from the Developer and probably have an unrealistic expectation of the value but have adjusted not enough yet.

            As a comparison I generally can get an early Oct week, the best time available to you, for approx. $440 which includes the RCI exchange fee. A 2BR full kitchen in a location I enjoy.

            Certain resorts have a premium or not depending on preference, your's is one I followed for a short period and thought I would like to own there.

            Nice but for probably less than the MF paid one could obtain it as an exchange currently.

            RCI and II both seem to be a rental machine now so things may change, but the direction probably is not good for that owership.
