BTW, I'm still keeping track of how many times you annoy me.

Mom says Falmouth is located as soon as u go over the canal - facing Nantucket Sound....a much easier location to get to then many of the others with summer traffic...don't know abut the resort itself.

We own at Briarwood, also in Falmouth. Yes, you cross the Bourne Bridge and then turn south to get to Falmouth, so the traffic is completely manageable once you squeeze over the bridge on Saturday morning.

There's are a couple of owners at Surfside in Falmouth on the boards. They might know this place. For some reason I don't feel like it's new, maybe just new to RCI.

It has been in II for years. It is in Falmouth and the traffic is more managable that doing the drive to Hyannis and beyond. Directly over the bridge it is NOT. It is a good fifteen or twenty minutes to Falmouth from the bridge if the traffic isn't bad.

I got an exchange there for a friend several years ago and he loved it. It is a smaller resort and very well kept. I'll be in that area next week (I think) and can take some photos to post if anyone is interested.

                New to RCI - Beachside Village - 26 Units - 1404 Owners

Special Assessment & Under New Management

Looks like a resort with problems & poor management

Be sure to read the 2007 owners update online..

                Question:
Unrecorded deeds. What are we going to do? How many are not recorded?

                Answer:
About 497. We are going to talk to Mr. Reposa about deeding. We will
get them all recorded. Not having a deed does not affect your ownership.

Reposa is the person behind The Navigator Beach Club too
His company sold timeshares to hundreds of people and
promised big returns, which for many have never come....

                      Investigate VERY closely....

This facility was a former motel, converted to a timeshare facility by a man named Robert Reposa. Mr. Reposa became newsworthy around here recently when he undertook to convert another motel (in Dennisport, formerly called Spouter Whale) to a timeshare facility. He never succeeded in doing so, despite having sold "weeks" to dozens of people who never received deeds --- and who now clearly never will.

The Dennisport property was foreclosed and sold at auction in April, 2008 for $2.7 million. The new owners have very clearly indicated that they have no interest in making their new purchase a timeshare facility.

How all this relates to your specific inquiry about the Beachside facility in Falmouth remains to be seen. One has to wonder, for example, what assets the unfortunate buyers of those (now non-existent) "Navigator Beach Club timeshare weeks" in Dennisport might end up chasing after through the courts.
The Beachside Village Resort has lots of problems and unpaid bills and back taxes of its own and might just end up disappearing entirely (....and not just as an RCI listing). Reposa reportedly also has liens filed against his personal property by both the IRS and MA Dept. of Revenue. Overall, not a pretty picture.

P.S. As a native of lower Cape Cod, I respectfully submit that Falmouth isn't really Cape Cod anyhow, except by virtue of being on the side of the Cape Cod Canal which allows it to claim otherwise. ;-)
