    Does anybody have updated information about Southcape Resort. I am thinking about purchasing a unit at this resort. Any help or advise would be appreciated.

    there are reviews on tripadvisor if you're looking for experiences at the resort.
    Have you called the resort to see if there are any special assessments coming up or if they plan any refurbishments in the near future? I would verify the information with the resort before buying.

      If you are going to buy on the Cape, buy in an oceanfront TS. After that is what we go to Cape Cod for.

        Festiva Adventure Club

        Southcape Resort is being taken over by Festiva Resorts, and deeded interval owners are being coerced or scared into converting their deeds to "points" in the Festiva Adventure Club.

          I chose not to purchase at Southcape Resort and glad I did not with all the goings on with Festiva taking over.

          I purchased at Sea Mist Resort instead. I had previously stayed at Sea Mist and liked the resort. I got a great deal $1.00 including closing costs and transfer fees for a 1 bedroom townhouse unit week 36. Very happy.

            Was there a week available at Southcape for the same price? How did you find it?

              I own at Sandcastle in P'town, anout Festiva "take over." After the third time Festiva called to set an appointment for me to either visit or them to present at my home I told them I was thrilled with my fixed, deeded week 27 and had no intrest in their mini system. I've heard not a word since.

                  No I have never seen any timeshares available at Southcape for that price.

                  I think the unit I was looking at sold for close to 1,000.00 on ebay.

                  I was just lucky to get the Sea Mist unit for $1.00. It was posted for over a week and nobody bid. I waited to the end and bid $1.00 and got it.

                  I have been told that Southcape and Sea Mist are very similar resorts in style. When I went to Sea Mist last June I knew this was a resort I would be interested in buying into. I just kept looking on various websites, sometimes the prices were too high for me and I did not buy. I would have liked a earlier week but no such luck.

                    The reason I asked was that Greg Hughes, onsite Outfield Marketing sales rep, told me that weeks for sale on eBay for $1 weren't getting any bids!

                      I own week 18 and week 27. While at Sandcastle in May, I was invited to an 'owner's meeting' at the office, to review what was decided at the April Owner's Meeting. This ended up being an individual appointment for them to offer to 'exchange' my DEED for a Festiva Points membership. For a mere $2900 plus $195 admin fee per week I could permanently sign my lifetime deed over to Festiva in exchange I could have points in their system.
                      Their pitch:
                      "This is not a sale of any kind." "We are offering you a wonderful opportunity to join Festiva points, as RCI is getting out of the weeks business, and RCI no longer wants to affiliate with Sandcastle.... blah blah blah."
                      SO basically they want you to pay them to take over your DEED.
                      I have read on the internet that FESTIVA is being sued and/or investigated in several states by the Attorneys General, and has already lost their case in MO.
                      Hope this happens in MA too, with both Sandcastle and Southgate.
                      Hoping that enough owners out there get this info prior to signing on. Doesn't seem to be a lot of Sandcastle owners on these forums. Maybe because they are happy with what they already own.

                      I believe the couple who had a 'meeting' prior to mine signed on the bottom line.
