  • Friar Tuck development to be sold at auction today.

Friar Tuck auctioned today - The Business Review (Albany):

According to this article, it was scheduled to go on the block at 1pm.. The development had filed for chapter 11 back in June. I tried to leave a message for the agent who handled the auction, but his voicemail was full and rejecting new messages.

If anyone hears what the final result (and who the buyer was)- please share!

From what I was told, the sale should not have a direct impact on the owners association. However, I'm very interested to see what happens if a new developer and the association have trouble in the future with disagreements over the shared usage of the amenities. I believe the majority of the amenities were listed as being sold at auction- so that could be a source of concern.

Update on the Friar Tuck proceedings....

The Daily Mail > News > Friar Tuck timeshare owners left in suspense

This is a long read, but it does give an update on the status. RCI and the resort are currently arguing over whether the exchange affiliation can be terminated. The property was sold at auction to Joey the Broker, but the sale has yet to complete since the funds haven't been produced yet.

No final determination has yet been made as to what amenities and services the timeshare owners will end up having access to when they use their week, but it appears that much of that will depend on what the new buyer does with the property.

I was amazed at the $385. quote for maintenance fees.. No wonder the resort had financial trouble!

This is part of the risk involved in timeshares that rely on services owned and managed by other entities. I wonder how many other timeshares offer OTB

Loch Rannoch Highland Resort in Scotland had a somewhat similar problem. They shared amenities with an adjacent hotel, owned by a company that managed both. Due to mismanagement of the timeshare, the HOA brought in a different management company and the old management retaliated by cutting off the timeshares from the amenities at the hotel. RCI teminated their affiliation, but the HOA worked with both DAE and SFX to keep an exchange option open for members. The timeshare is apparently prospering in spite of these problems.
