    Twin Rivers is an older resort that is getting a huge facelift. There are 33 whole owners and 27 units that are timeshares. We originally bought in 1981. The owners decided to keep maintenance fees low for the first 25 years, now we are making up for those mistakes and have imposed assessments in the maintenance fees for five years to cover the work needed.

    The units are really clean and very nice inside. I am pushing for king beds in the master bedrooms and additional televisions in the bedrooms as well. We need better furniture throughout the units and I think leather would be best, but we will see.

    It is certainly a comfortable place to stay for skiing and will feel very cozy with the gas fireplace going.

      How close to RMNP and how many 3 bedroom units are there in the timeshare portion?

        I think there are 15 or 16 three- bedroom units. I know it is more than half for sure. All the units that are numbered 5 or over are three bedrooms. They are huge and actually sleep 10, but for whatever reason, they do not consider the sofabed in the loft a sleeping area. Perhaps the limit is with the bathrooms, since there are 1 3/4 baths, with only a shower/vanity/toilet in the loft.

        It's on the highway that leads to Rocky Mountain National Park and I would guess it is less than an hour to the park. I think 45 minutes. I cannot remember because we haven't been there in the summer for a long time. Estes Park has resorts that are much closer to the park, with Estes being the end of the park trail.

        Our current maintenance fees that include the assessments are $552 for a three bedroom and $504 for a two bedroom. Our fees were 2/3 of those amounts before--only $368 for a three bedroom. I knew we were going to have to deal with upgrades eventually. The kitchens are beautiful. The decks are made from Trex decking to withstand the snow. I expect the fees will decrease to about $480 for a three bedroom and about $440 for a two bedroom.
