    Hello Everyone,

    I own RCI points but now am specifically interested in NOLA as a home resort. I am considering Wyndham La Belle Maison but the point values I find are pretty low and would not even get a studio for a week. I am interested in using in prime weeks like Mardi Gras, French Quarter Festival , and Jazzfest.

    Any suggestions? I am adverse to buying a fixed or floating week and am thinkin the Wyndham property might be my best option using points an having that as my home resort.

    The only way to be sure you have Mardi Gras week every year is to own Mardi
    Gras week in a fixed week resort. Mardi Gras week changes most years and
    points will not guaranty you get that week. Most weeks rent for 2500.00 plus
    for the week and few are available.

      All of the NOLA timeshare companies sell weeks that are designated as Mardi Gras weeks, Lundi Gras weeks and Jazzfest weeks. You have to buy one of those weeks to get the designated weeks (Mardi Gras weeks float annually to mardi gras week for the year, Lundi Gras weeks float annually to the week before Mardi Gras week for the year, and Jazz Fest weeks are fixed weeks for the last weekend in April or first weekend in May). They do rent profitably for more than the annual fees, but in some years, they may rent for as low as $800 for the week.

      They are available as resales, but you need to verify with the resort that you have the right week before you close the sale.

        thanks. I have an owner who is willing to sell fixed weeks 17 and 18 which would be the weeks for Jazzfest. This seems like a great opportunity for exactly the weeks I want....are there any other questions i should be asking before I purchase?

          You'll want to make sure you use a closing agent licensed in Louisiana, since it is an attorney state. You may also want to ask the resort itself for a referral, but just be prepared that many of the local attorneys take forever and a day. Finally, there are often multiple layers of fees for New Orleans transfers- deeding, escrow, resort transfer, city tax, etc that can add up very very quickly. If the closing agent is familiar with the resort, they should be able to give you a precise estimate of closing expenses. If they cannot define the resort transfer fee or the city tax- consider avoiding them..

          PS- In regards to Wyndham- I routinely check availability and I've found that event weeks are hardly ever available via Wyndham points even if the ownership is deeded there.. Others can probably give your their opinion.
