    It appears a new bill was introduced in the SC General Assy on March 29 to impose a $5/day occupancy tax on exchangers. Count on adding that $35 to your xchg fee.

      Well, that ought to help our trading power and resale prices in NORTH Carolina!

      Seriously, these taxes are just dishonest. Hopefully, SC timesharers will come together and sink this plan.

        If one State starts this, you know others will follow. CA has this bed tax or occupancy tax and timeshare exchangers and renters have to pay it too where we own, in Laguna Beach. Posters have complained about it here or in TUG. I am not sure if it is the same for all cities in CA?

        In Maui, they went a step further yet because timeshare owners also have to pay this tax when they occupy their own unit plus they have to pay the real estate taxes too! I don't believe that all islands have it yet but it won't be long and all islands and states will start collecting these taxes too. What else is new?

            to the sharpies at Trendwest, who negotiated an occupancy tax at Indio that would be paid back to Trendwest.

            Talk about a cynical arrangement. This is not the first fruits, either.

              So what is ARDA doing about this, if anything ? If passed, it could deter further timeshare development and their sales in the state.

                Tony, I hope that ARDA has tried their best but they need to let the resort developers know how important it is to be present at these local Government meetings for the benefit of timeshare owners. If the taxes and fees continue to rise, it will hurt the developers too because we won't buy timeshares anymore as renting is going to be the better and cheaper alternative.

                I don't know if ARDA could send a spokes person to the local meetings for us because they are from out of the area but the developer is right there so could send someone easily to be present and the HOA boards should send a representative too. It is a well worth expense for everyone’s benefit.

                We must write or call our HOA board too and ask them to go to these meetings and to keep us up to date. They also should give us names and addresses where to contact local officials so we can let them know how we feel.

                We own at an independent timeshare condo in Maui (Maui Sunset) and our HOA President told me that they were the only timeshare representative present at these meetings. None of the other ones were there when the occupancy tax for timeshare owners was discussed in Maui. There are many timeshare condos in Maui so no wonder it was easy to pass this law and we all found out too late.

                Mark my word, these taxes will come everywhere unless the HOA boards and developers do something about it.

                  What this outfit did is worse yet than what the Government does with our taxes. This is outrageous and I call it theft!

                    We own in Myrtle Beach. This would definitely affect the desirability of people wanting to exchange into the area. I've emailed the board of directors at our resort to see if they were aware of this and what steps we're taking to raise this issue as a negative move.

                        We stayed a week at Wordmark Windsor and paid a $50. occ. tax and at WM Angels Camp paid 21. tax for two days.

                          What is the effective date of this new tax.

                          We will be SC for two (2) weeks in October 2007.

                          Sound like we owe $70.00 dollars in taxes to state of SC.
