  • Las Vegas Help !!!

    Looking to purchase a one week Time-share in Las Vegas. Week 38 thru 42. I want a deeded fix week time share. (I don't want to play around with points, vacation clubs, and have to make reservations, etc.) So far the only resale units that I have found, and I have inquired on for those weeks all deal in points etc. Any recommendations ?

        Despite the fact that HGVC is a points based reservation system, you'll have no problems getting the week you want using their home resort reservation window. I recommend you reconsider looking at their resorts despite the fact they're points based as far as reservations.

        The Suite's at Polo Towers were sold as fixed week units. The Villa's were sold as floating weeks. Diamond Resorts (DRI) the management company for Polo Towers offers a points based internal exchange system but, it's optional. You DON'T have to join. You can keep your fixed week.

        There aren't a lot of fixed week units on the market anymore. Timeshare has moved past that realizing that most owners situations change as years pass and they want flexability. The time periods you're looking at in Vegas aren't hard to reserve no matter what sort of ownership you have. We own 4 units in Vegas, The Suite's at Polo Towers, The Villa's at Polo Towers, HGVC LV Strip and Marriott's Grand Chateau. I can get the weeks you're talking about at any of those resorts easily just by calling or booking online. There's really no need to have a fixed week and, a fixed week LOCKS you into that week no matter what changes in your life. Fixed weeks are very inflexable.

        Having said all of that, we've toured a lot of the resorts in Vegas. The only resort I'm aware of that was sold as fixed weeks and has not totally converted to floating weeks or a points based system would be The Suite's at Polo Towers. You'll just have to be patient and watch for the week you want to purchase. Right now, resale prices on those particular weeks shouldn't run you any more than $500. You'll also have to pay closing costs and a transfer fee to DRI.

        Jocky Club may have sold fixed weeks at one time. It would be another resort I'd look into but, I'm not sure where they stand now as to floating time or fixed week ownership. Summer Bay is another older resort that may have some fixed week units but, everything I had seen up for sale at that resort was floating time ownerships.

          I also have to agree with Dougp26364- Hilton would be my choice in Vegas.. No offense to the other resorts mentioned, but I think the HGVC destinations are a better quality and there are enough resorts that you should be able to secure the reservations you need..

          With that being said- if you don't have the desire to deal with making reservations or absolutely need consistency with your dates- then you are wise to stick to a fixed week system.

          Suites at Polo is probably a safer purchase via resale than Grandview if you are new to the transfer or verification process.(rci points owners at Grandview have the ability to predeposit their usage- and I've spoken with several eBay buyers who missed their first year of usage even though they paid the m fees). Choose a good closing agent familiar with the resort and make sure you review the estoppels prior to closing. Don't allow the seller to handle the transfer with an in-house closing agent unless you feel really comfortable with being able to confirm everything on your own.

            Thanks for the reply's. I do own 5 fixed weeks/room (10 thru 14) in Aruba. Started going there in 1990 as I found timeshares and maintenance prices cheaper than buying in South Florida. I also wanted poolside first floor which I was able to obtain. Every year I run into and have a great time partying with other time share owners in Aruba who own Windham, Marriott, Divi, etc/ When I say see you next year many go into the speel of maybe??? if we have enough points, if rooms are available, etc. This is why I was looking for a deeded fixed week in Las Vegas. Even the Marriott is changing their point system which I guess has a drastic affect on the priority, you as a owner have in getting a specific timeshare and week. I use my weeks, so I don't belong to RCI or I even though I constantly get calls to join and swap my weeks. Once again thank you for your help. Frank

              I think that time at The Carriage House was/is also deeded fixed week based. While not one of the premier resorts by ANY means , Carriage House is very close to the strip, has extremely low resale buy in cost and has been pretty low in annual fees for years. We haven't stayed there in over 5 years but back then the units were a mix of so-so older units as well as some newer, renovated ones (they showed us a model of the work being done and it was a MAJOR upgrade to the unit).

              By the way it was almost worth seeing the old unit just for the incredibly ancient microwave - it belonged in a museum! Things were worn out but very clean and still usable. The renovated units included some floor plan improvements that also helped.

              Not a top resort in the competitive LV market even with the renovations but it was, at least back when we last stayed, a low cost way to get into a strip location at a very low cost.

                As an owner of fixed, floating and points based timeshares I can tell you that the only difference is in planning. If you don't know where you want to go and you try to book something 3 months before your arrival date, you'll find it can be difficult. If you book your resort week a year in advance, most times it's not a problem.

                Marriott's new Destination Club (points based internal exchange system) has had no effect on me as a floating week owner and, I don't anticipate that it ever will. I still own the RTU one week in my season, I still plan my vactions over a year in advance and I'll still request the week I want as soon as it's available for request. The key is planning.

                Fixed weeks are nice in that they are automatic. If you don't mind going to the same resort for the same week and staying in the same unit every year, then fixed weeks are the way to go. For many families, life changes and that fixed week doesn't work as well anymore. That's what happened to us and that's why we've moved into floating weeks a points based exchange systems. We enjoy the flexability to go to different locations rather than the same place at the same time year in and year out.

                When a Wyndham owner tells you "if we have enough points." It probably means they have other plans in mind rather than returing to Aruba the same time next year.

                While there is nothing wrong with going to the same place time and time again (we do that with our S. Florida timeshare), there is something to be said about a little variety once in a while.
