    Hello Everyone,

    My wife and I recently purchased a timeshare at Tahiti Village in Vegas and were wondering if anybody has stayed there yet? I know phase 1 is completed and phase 2 is scheduled to open Oct. 07. Just curious as to how the accomodations and the grounds look and whether or not the construction is bothersome? We bought it 2 weeks ago and are considering going in May, 07. If anybody has any info. on the rooms and grounds during construction that would be great. Thank-you.

    Tahiti Village!

    Hi! I am so glad to find a recent Tahiti Village owner!!! We bought Phase II in May of this year and have yet to stay there. After you've owned for 6 months they will offer you an Owner Revisit trip so you can see the construction progress. I don't know if you've gotten anymore info from them but I can offer some if you would like. I am a major researcher, unfortunately I researched too late for this one. Do you know that Phase II isn't going to be opened until Oct 2008!!!!! This is the EARLIEST that is will be opened. Do you know that you will NOT be able to make a reservation for May of 07 like you would like, unless you plan on waiting until 37 days prior!! If you are flying, that won't work. I am EXTREMELY upset with this place and have actually made a complaint to the Better Business Bureau. We are going to a revisit on November 29th and plan to really complain. We were completely lied to at our presentation. We were told, like you probably, that when our ownership starts (which is 2007 for us) that we could make our week reservation any time 1 year prior to the date. Not true. So we are all paying maintenance fees for a time share that we cannot use in the way that is was intended. When I called they gave me my options and acted like they were so good and why was I unhappy. This place is deception to the max and I'm going to speak my mind, even if it gets me nowhere! I know they already have my money and we really have no recourse but I'm still going to tell them off. The thing that really erks me is that we sat there and signed all of those papers that probably listed all of this was legal. But they sales lady and her "manager" told us so many untruths is shameful. I hate the feeling of being duped. There were so many people that were up there spinning that fake wheel with in 15 minutes of sitting there, it makes me sick to think of how much they must have paid. Please let me know of your experiences, I would really appreciate it! Just wait till you get those Holiday Adventure "free" trips that will actually cost you more than if you just booked it yourself with a travel agent. The gripe list is endless.

      My daughter stayed there last week (I spent a couple of days with her and the grandson) - II exchange, one bedroom - part of a two bedroom lock-out. I reviewed their website and the Studio portion looks small, however the 1 bedroom side has a lot of space. They were on the fourth floor with a pool view looking north - room 2405. There was some noise with construction, but not real bad. The resort is nice and they had shuttle service to three points on the Strip. They stayed away from anything free to avoid the sale pitch, based on what I had read here and the other side. There was road resurfacing work on Las Vegas Blvd. in front of the resort that made it a pain. The traffic was heavy on I-15,I-215 and Las Vegas Blvd. during the day and early evening.

          Hello all - I am new to the site but glad I came across it.

          My wife and I went to visit Tahiti Village during the week between Christmas & New Year. We went as guests of some friends of ours who purchased from Consolidated Resorts in Maui a few years ago. We went with an open mind but did were leaning towards not purchasing now.

          However, after having sat through the presentation and looking at the units, we were very pleased with what we saw and very excited. To make a long story short, we ended up purchasing the Royal Tahitian (2 bdr / 2 bath lockout). Of course we did because we got the "owner's price" since we were sitting in the "owner's room" << How could one pass up the price of $38,990 when the regular published price was $54,800 and it was going up again the following week ( no really, they gave us a discount > he showed us the paper )

          After having come back home and getting ready to go back to work the next day, I decided to finally read some of the paperwork I signed. For the most part every was OK. I did however have some items that needed clarification. So I called customer service to get an explanation.

          The first thing I asked was about making a reservation in Sept '07 since I was deeded to phase 2. During the sales presentation I was told that all we needed to do is pay the maintenance fees for the year and that we could reserve immediately. However, the customer service representative stated that either I needed to wait until 37 days prior, or I could make a reservation through Interval International or I could carry over my 1 week until the following year.

          The next thing I asked about was the difference between Regular Season, Holiday Season & Comdex Season. During the sales presentation, we were told that there were NO restrictions. The customer service representative stated that Comdex Season no longer exists and that in order for me to reserve week 52, I needed to wait until 37 days prior as other owners had priority based upon the package they purchased.

          After these two intial features were explained to me in detail, I decided to do some research on the internet. This is when I came across this very helpful website and also the numerous other sites that list timeshare rentals and sales.

          One additional thing I'd like to ask anybody who knows is: during the presentation, there was mention of Phases 3 & 4. However, when I read through the documents I was given, there was only mention of phases 1 & 2 and also a statment that there were no plans for further development of additional phases.

          Many special thanks to these types of websites and also the contributors (all of you) in helping to inform people of the "ins and outs" of timeshares.

          I have since revoked the agreement to purhcase am currently searching to purchase on the aftermarket.

            In Short, Do not buy from the developer unless you have tons of money to burn. I don't care if it is Phase 1,2 and 3. Buy 2nd hand from an owner, You will save a ton. It is like buying a new car, once it is out of the showroom it dropped 50% of it's value.

              Be sure you followed to the letter the way to rescind. Also, you should send written confirmation on your rescinding and do it by registered mail with return signature card. When one rescinds, you want to go over board on documentation.

              Great job on doing your home work and getting our of the purchase before it was to late.

                Some people don't want to buy a used car even if they save a ton of money. But, most of the time it is like buying a 10 day old car with 200 miles on it for 1/2 the price. Yeah, somethings may not be the same but for that kind of savings, I'll save the money.

                  FVIN07. Have a look at item number: 320073445511 at ebay that concluded yesterday. It went for $10,099. You just saved yourself about $28,000.

                    That's a great price. I'm in the process of closing on the same unit for $13K. Not as good as this ebay auction, but way better than what I originally paid.

                      The Owner revisit that you folks were pitched....the complimentary stay back in Las Vegas after you have been an owner for more than 6 months is stictly for the purpose of selling you more timeshare. And, you don't even get to stay at Tahiti Village! You will be offered dumps like the Frontier Hotel or the Tropicana Hotel and be required to do a 120 minute sales presentation again, called an "owner update meeting."

                        $10,000 or $13,000 is still WAY to high for this or any consolidated resort. If you can wait a few more years, I bet you see the resale prices more in line with Consolidated's other resorts, Tahiti and Club Del Soliel, in the $1,000 range.

                        We've taken the Consolidated presentation twice now. It's by far one of the most deceptive presentations we've seen. On the other hand, Tahiti Village should be a very nice resort once completed.

                        I wouldn't be to concerned with the fact there are no official plans for phase 3 or 4 yet. Even the new Marriott does not have an official plan for their towers 3 or 4 yet but, I'm certain they will be built.

                          Perhaps if these people hear enough complaints they may clean up Tahiti Village a little bit. Consolidated Resorts has long been known in town for being famous for "pitching heat."
                          Their most famous lie was telling every new owner of Tahiti Village who bought preconstruction that they were one of the first 100 owners to buy and so, to congratulate the new owners, Consolidated Resorts would fly the new owners out for the Grand Opening for free and let them be the first to stay at Tahiti Village! Not only did this not happen, but, the first phase opened in late April 2006 (delayed, of coarse) without a swimming pool! The pool didn't open until July 4, 2006! Not one new owner was notified of the opening of Tahiti Village.

                          Two things more things:
                          When a person wrote previously that the owner revisit was designed to give owner's an update on the construction project, well, this is partially true. In fact, owners must sit through another high pressure sales meeting! Nothing's free. The accommodations for the revisit will NEVER be at Tahiti Village, which new owner's are lead to believe. You get to pick from such dumps as The New Frontier Hotel, The Tropicana Hotel, or, if you are lucky, you can get the tiny studio at their original Las Vegas resort called Club de Soleil, which is also a dump!                           Also, someone wrote that they got the owner's price for the Royal Tahitian 2 bedroom unit at 39,000 and change. Well, last year the Royal Tahitians were selling for $25,000 and change. Consolidated Resorts is now charging $41,990! What a rip off! Do buy second hand if you must. Better yet,
                          go check out Hilton or Marriott in town. Better name, better program, great price!

                            Complaining to Consolidated would be like complaining to the guy who stole your wallet. This has been going on FAR to long for Consolidated to give at rats hind end.

                            If you want to have a chance at having any effect, it would be best to find out who regulates TS sales in NV and contact that office to file a complaint.

                            A few years back, when all they had was Club Del Soliel and Tahati was just about to begin construction, we were told so many lies, including being given very bad tax advice and told to buy this property as a monetary investment, that we rated it the WORST timeshare presentation we've ever seen.

                            We went though it again when they were pitching Tahiti Village a couple of years ago. The lies had toned down but, they were still selling those "first 100" units. I wonder how many "fist 100" owners there are out there? They were also spinning the big wheel for the "free" vacations which, I was certain wasn't free. Fortunately for us, we had a salesman who really wasn't into his job and didn't apply the heat we had the first time through. He really just went through the motions.

                            On the other hand, they were asking approx. $39,000 for a two bedroom at the time. I told them they were out of their ever loving mind as Marriott was offering three bedroom for around $31,000 with a better location and more benefits than Consolidated ever thought about offering. From the posts on this forum, it looks like they try to gauge what a person can afford before making an offer. Makes one wonder if they're running a credit check either before or during the presentation to see how much they think they can try to charge you.

                              We own at Gardens at West Maui, also managed by Consolidated. We bought our week resale and have been treated well by management, but the sales division of Consolidated are downright rude to resale buyers and refuse to allow us to see their current property on Maui--Sands of Kahana. I really hate the company and want to get out of that week, not that it is a bad resort because it is actually pretty nice, but because I have such a bad taste in my mouth after being treated so rudely by the staff.

                              Tahiti Village will not maintain its value at all. Consolidated is not Marriott, Fairfield or HGVC.
