Free TS week, Inverness @ Walden Phase II, Tx

  • Free TS week, Inverness @ Walden Phase II, Tx

    If anyone is looking for a free timeshare week, Inverness @ Walden, Phase II, Montgomery, Texas (just north of Houston, Texas) has foreclosure weeks that they are giving away for paying 2006 maintenance fees.

    I spoke with Sandra Cooper, 800-525-8688, x 11, with Koch Mangement today.

    Inverness @ Walden, Phase II has about 40 1 BR foreclosure weeks available: from April through August, all red weeks. There are also some 2 BR available in January, February, November and December (non-red). MF's are $341 a year. During September, Sandra said that there is a special that they will allow you to pay $300 instead of $341 for 2006 MF to acquire the week. Obviously, the summer months are long gone for 2006.

    This resort trades in both RCI and II. It is also a RCI Points resort but Sandra was not sure of the conversion fee.

    Interesting. Mike, do you own here? Seems like it has pretty bad reviews and has lost its Gold Crown, could account for all the foreclosures.. Any upside? Anyone have any trading insight?

      No I don't own there. I was calling the South Shore Lake Resort in Hot Springs about their "free" foreclosure weeks. Morbid curiousity.

      When speaking to this Sandra, she mentioned the Inverness @ Walden Phase II and all of their red weeks.

      I do know that it is located in a real nice area north of Houston on Lake Conroe. It backs up to a golf course there. Also, there are some other very good golf courses around in that particular area that are reasonably priced to play. And it is close to Houston with all of its granduer, restaurants, shopping and friendly folks. From what I can tell, there are not a lot of activities on site at Inverness. It's more of a stay, eat and sleep place.

      I thought posting this would allow someone who was looking for a cheap way to get a week or possibly convert to RCI points, or trade in II to look at this.

        Well, I called to check it out and am in touch with the HOA. They say that no special assessments are anticipated, but MFs for 2007 will likely increase. I need another t/s like I need a hole in the head.

        The parallels b/t timesharing and gambling are hard to ignore.

            Free Timeshare weeks at Inverness Phase II in Montgomery Texas

            I just wanted to let people know that the one bedroom weeks at Inverness do have some good trading power. We have some summer red weeks available in the one bedrooms and also spring and fall weeks in the one bedrooms are also available.

            There is a September discount also to get you started which is in the description below.

            Mike did a great job explaining what was available which I think is still listed below.

            I just love for everyone to know about this because it is the cheapest way to get a timeshare especially if you want to use it to bank to go other places to visit. There is no $$$$$ to pay to "purchase" the week. Just paying the maintenance fee is all it takes and of course a one time $75 deed fee to have it deeded to you.

            I would love to talk to you if you are interested in getting into this great deal.

              Ok, I admit. I took one. And as of today, I am extremely pleased with it!

              eta: I should probably disclose here that owners get an extra 'bonus' week for every 3 referrals... I am adding it now b/c I didn't realize when I posted the above what would happen!! I also think the OP deserves credit, I referred him... hey, Mike, you an owner yet?

                I once traded a blue week from this resort into a large timeshare resort in Orlando for Thanksgiving week

                  Is there a website I can look at to see what this place looks like? And in all honesty what kind of trades could you really pull? Is there anything hidden herethat I should be looking for? This just seems like everyone would jump on it. Why wouldn't you?

                    I was contacted by Sandra Cooper again and there are still weeks available. I think this is a straight forward deal. The resort is looking for new owners who will take over the maintenance fees. I believe this resort trades in both RCI and II.

                      If you plan a year to 18 months out you could get nice Orlando and Williamsburg resorts/weeks for sure. Probably other bulk spacebanks if you watch exchange opportunities.

                      I already have 3 weeks and every single one of the Maintenance Fees went up 10% this year or I probably would take one of these red weeks.

                        The HOA is in trouble with all the unpaid MFs, that's why they are unloading the weeks, trying to get new owners who will pay. But with no capital investment, there is little downside...

                          So if I got one of these what are my chances of trading into Cali anytime of the year, except Nov, Dec and Jan? That is where we really want to go in the near future. We were all set on WorldMark but if this is cheaper I might just take the leap with this.
