  • Sedona - how "in demand" is it?

I've been having difficulty getting a 2 BR exchange through SFX for Sedona. I was looking for April - May and now I have a request in for Sept - Oct. Is it really tough to get an exchange there?

Because of the difficulty I've had, I'm toying with the idea of buying a 2 BR there. If I were to do that, what would be the highest demand times in case I want to rent it or exchange it?

    Hi,
Were you seeking 2008 dates? April is a pretty popular month for tourists in Sedona, as is late Sept to Oct....but I think you're having difficulty because of the limitation to one exchange company....I am not real familiar with SFX but there might be limited deposits given to them.

If you were trying thru RCI or II I think you would have better success.

If you are thinking of buying a unit, there are few "fixed weeks" available in the Sedona inventory that I can think of. Most of the TS are floating, so it wouldn't matter what you bought, just what you are able to get as your unit each year when you request it thru your management company.

Most popular weeks would be: July 4, Spring break weeks (around Easter or Passover), and Christmas week.

    I hope this is helpful.
Life is short, live it with this awareness.

Thanks, Katiemack. I have noticed that the units I've seen for sale are floating. I really appreciate your input.

        This is just GREAT!

Wow, this is incredible! I've had private messages from 2 people that were very helpful. One person, Ann, told me that she'd just deposited a week at SFX and gave me her contact info.

Jeri contacted me with a week to do a private exchange. Looks like we're going to be able to do work this out to meet both of our needs.

Can someone give us some tips on what we should do to protect each other?

TS4MS is and its members are just fantastic!

Sedona has Many Timeshare resorts and lots of units available.
Its been a Easy Exchange for me thru RCI using only average trade power weeks.

Me too, similar experience with RCI - it was easy to get a great Sedona exchange in May, using an average trade power resort, in the past anyway. There are probably certain May weeks that fall between the higher-demand weeks, and we were flexible.

Glad you got a direct exchange, Sue.
