But Wow! what a nice resort Tahiti Village is. Club de Soliel wasn't so bad either but nothing compared to TV. Visited both today.

Yea, it's a very nice resort and would be great for families or people wanting to come to Vegas to relax and sit by the pool rather than be out on the strip or enjoy a great view of the strip. But the two presentations we went on were pretty bad as far as TS sales tours go.

Very much a nice family resort with frequent, free transportation 15hrs a day or more up and down the strip. There's much more to do in Vegas (area) other than gambling and burlesque.

If I recall, the size was about 1200 square feet (but I could be wrong) - a 2 Bedroom suite with a living room, kitchen, kitchenette and 2 baths - a larger one and a smaller one. They say the suite sleeps 8 since it has 2 pull-out sofas.

It seemed really small when we walked thru it for that kind of money.

To another person's point about the tour - we were asking the sales lady about the airport noise. She said she lives in the city and doesn't even hear it (a canned response I'm sure). When we walked outside, a huge airplane flew low as we were in the glide path for landing and we couldn't even hear her talking while it was landing. Hilarious!!

Most of the time planes are taking off over the resort rather than landing from that direction. I'm sure they make even more noise as they accelerate to gain altitude vs landing.

IMO, the really sad part is how easy that resort is to exchange into. Even my lowly 1 bedroom non-5 star Branson timeshare that I paid $285 for on E-bay has no problems pulling it. For the most part I can pull off strip resorts with ease no matter what unit I'm looking with. Even my studio Marriott's Ocean Pointe silver season week see's most Las Vegas off strip properties with ease.

As I said earlier, they're way over priced. Even for a developer property. Polo Towers, Marriott and HGVC all have units available in better locations for considerably lower prices. Someone had posted that a 3 bedroom 9,600 point (I believe that's plat. season) unit was going for $43,000 at HGVC LV Strip and it's a comperable resort with a much better company in a better location than TV.

The one adavantage I can see TV having is that it's built like a timeshare resort more so than the resorts on the strip. The land gets less expensive the further from the action and developers can have more amenities. Polo Towers and Marriott have nice rooms but are confined as far as amenities due to the limited land space they sit on. HGVC has more of a timeshare resort feel to it but I don't anticipate them ever having a pool complex to compare to TV.

Still, for us we don't go to Vegas for the pools, although I'm sure many probably do. We go for almost everything else such as the shows, restaurants, sight seeing on the strip and shopping. I'd rather be on the strip than 2 miles south of the southern most casino and, if I wanted to hang out by the pool, I'm pretty certain that I wouldn't want the noise of large jets going overhead. Granted it might drown out the screaming kiddies at the pool but I'd still like to have a little hearing left when I head home.

Just checked the price listing for Polo Towers units if purchased from the developer.

              Villa's 2 bdrm units are $32,597.00
Suites 2 bdrm units are 29,699.00

Resale prices on E-bay have been much lower in the $1,000 to $3,000 range. Hard to believe that TV is asking, and apparently getting, $55,000 for a 1,200 sq. ft. 2 bedroom LO. Granted the resort is more of a resort than Polo Towers and the 2 bedroom unit locks out into two 1 bedroom units but, I can't see paying $22,403 to $25,401 more to be 2 miles south of the nearest strip casino (Mandalay Bay) and be in the flight path of flight coming and going from the airport. Heck, I think even Westgate's new resort is priced lower than that and they'll be connected directly to Planet Hollywood hotel/casino. I guess they have to pay for all those celebrity TV and radio spots somehow.

Doug - the part about the jets drowning out the noise of the kiddies at the pool was hilarious! There were a few screaming kids at the pool when we were there and when I noticed the kids, it was exactly when the jet was flying over head!

It's pretty interesting though, that the TV location seems to still be selling, despite all odds. Oh well, as they say, "to each his own!"

Their sales team seems to do a great job of moving those units. I guess you can say it's a testament to the power of advertising and good management/hiring practices of the developer.

Or, they're really convincing story tellers. In our experience they were really good story tellers. We just knew better than to believe the stories they were telling.

I have it on excellent authority that TV is doing as much as $1,500,000 - $2,000,000 in sales PER DAY.

At $55,000 per unit that would be between 27 and 36 units per day. It would be interesting to know the number of sales staff, number of tours, & average sales price of each unit t fugre closing ratio and value of each customer through the door.

Experience was not bad at all!

This is all very interesting. We picked the Moorea room from Tahiti Village, small one BR with a kitchenette plus a sofa-bed that can sleep another two.
We paid $12,000 and have a restriction of use for only every odd year. Which is fine with us as we are not gamblers and visiting LV every other year is more than enough.
But received all the 12 getaways a year, plus the 6 Holiday Vacation packages.
We love to travel and hope to get our money's worth through exchanges and vacation discounts. Lots of planning but so far don't see too many downsides.
Interest on financing was 16.9% which I easily knocked down to 12% and a shorter term the following week by shopping for a personal loan and paying it off.

The tour experience was not bad, and overall the presentation superior to what I've experienced at other TS sessions. We were in Vegas with the wife's parent's when we decided to attend the spiel.
This is our first timeshare, and hope to make good use of it. This forum is invaluable for experiences and ideas!

dandj--sounds like you did your homework and got a great deal! I'm sure you'll enjoy Vegas and any trades you may wish. We just exchanged into the Grandview at Las Vegas--anyone hear of it? It's supposed to be new and is a Gold Crown so should be a good exchange. We got an early December week during National Finals Rodeo which we've attended for about 15 years. Hotel costs were getting too high after they imploded the Stardust where we had our rodeo packages. Of course, rodeo tickets do not come with the room but my asthma really kicks up with all the dust and lots of places show the rodeo live each evening. We don't care about being close to the strip--just head me toward Cowboy Christmas and Country Christmas (translates to incredbiel shopping--do a lot of my Christmas shopping there) and I'll be a happy camper--errrr, make that timesharer! :O)

We live in Clovis, CA and have a rodeo every year, hardly on the grand scale you are talking about, but fun none the less.
Actually, Vegas and Nevada in general have attractions beyond the obvious.
No one needs to be slave to the 'strip' unless that's a preference.
We have friends who bought into 6 person unit in Carlsbad. Considering the excellent location, $25K is not bad for what they paid. Something like that would likely have been our first choice if we were willing to invest more money.
Patience has it's rewards. We were just calm and did a lot of listening during the 'sell', and not until we heard what fit into our plans did we express an interest.
Our saleslady seemed more interested in our actual lifestyle and how best to tailor it to meet our needs. I am fully retired but my wife still works, so there are definite considerations that have to be taken into account.
I think too often folks either accept or reject an offer without asking enough questions or volunteering enough useful information (and make the sales rep 'work for their money') and have regrets later. Just some food for thought.
