We returned from Summer Bay. We had a renovated studio which was very nice, but we were bothered by the noise from the monorail and the construction across the street at the old Bourbon Street site. I have posted a full review if anyone is interested.

I believe you said you are an owner.......
and I believe this the property Fern owned/or still does own at for many years.....
and I KNOW there are definitely buildings that looked like public housing units and others that were super nice......
So as an owner, check with Fern to see which units/location to ask for when you go and stick to your guns when checking in.

We were off from school during President's week, but I felt like staying longer and playing hookie!
We were right behind the HGVC Flamingo building, and the Flamingo hotel valet parking. Bally's was just a short walk away.
These buildings, if not painted pink, would look like public housing buildings. But they have added nice landscaping and gated courtyards and in the sunlight they look fine. The building I was in was in the shadow of the monorail and was gloomy on the parking lot side, which was in the back. The HGVC also cast a shadow over the back of the complex on that street.
I asked for a non-smoking renovated unit, and this is where I was put. After the first night I was thinking about asking for a change, but I didn't because I liked the location. Attached to the main lobby is a nice, multi-story building that looks much newer. This might be the one you are referring to, Pat. They have terraces. I own a studio in the villas, which was where I was put. It was a holiday week but I think I could have changed it if I wanted. I know I could upgrade to a 1BR for $10/nt and that may have gotten me into another section. The terrace building was also very close to the Harrah's stop on the monorail. Unless they were better soundproofed, they probably hear that mechanical woman also. I think everyone could hear the excavation noises.
The room itself was nice, very clean, with new furnishings. I would rate it a 6.5 and say that it is very adequate if you just want to use it as a home base. I am anxious to hear what Harrah's is going to do with the development rights they purchased.Jacki

We stayed at the HGVC Flamingo one time....so yes, those are the buildings I am referring to.
For $10 per night, I think I would go for the 1BR - just to get more space....I love my DH, but 2 rooms are nice!

I no longer own there. However, the Villas, which is the area you are talking about, doesn't look like any housing projects I've ever seen. What it does look like is what it used to be, a street of 1950's or 1960's two-story apartment buildings set around courtyards. All the courtyards have gates now for security. Several courtyards have pools.
The "Towers" building, which is the main building, dates to the same era as the Villas. Its no newer, alothough the lobby has had a couple renovations and the pool there is always heated.
Its too bad about the monorail noise, cause the Villas is the best located of all the units there, except for maybe the Towers or the Terraces 2 & 3. If I have a car, I prefer the Terraces 5, off the Strip.
