  • Some Inverness at Walden II Information

If you've been on TS4MS for a while, you may know that last year, there was an HOA giveaway of weeks at Inverness at Walden II near Houston. A bunch of us got weeks there. (I think some weeks may still be available; not sure.)

I was just talking to the resort, and I got some additional information that might be of interest:

The resort has a website, InvernessII It's not terribly informative, but does have a few pictures.

Pets are allowed at the resort for a $100 cleaning fee.
Boat slips are available, free of charge, if you are staying at the resort.
The lake is about 1.5 miles away.
Some of the units overlook the golf course.

Also, I have been experimenting with trading these weeks. They are not high enough in quality to ever see DVC units. Due to quality restrictions, they can only see Marriotts during Flexchange. On the other hand, they see lots of stuff in places like Hawaii where my other resorts (Select rated) see very little.

When I bought my weeks, they came with some bonus blue credits in RCI. I was able to trade a week 1 (very low trading power) into at 1-bdrm at the Grand Mayan Riviera Maya for February 2010 during a recent bulk bank. So, you can get something for these weeks in RCI, although in general, options are very limited.

Thanks for the update....good stuff to know. I resisted the temptation.

Glad to hear it worked out for you.
I believe it is good to have a 'regular' resort for trading purposes - you see many different resorts then what u see with 'premiere' and 'select' in II.

Does II give you bonus weeks for this resort?

Just realized you said RCI - I have heard these do nicely in II as well.

        Judy S,

Would you mind if the moderators added or copied this information to my thread here?

My summer week gets an AC. I also used it to trade for a 2BR Hyatt Hill Country in April - non-flexchange. Someone had posted it but I couldn't see it online. I put in an ongoing search and it pulled it!

Well, when I "bought" at this resort, I was given some bonus blue credits in RCI. I bought towards the end of the give-away guess the resort had gotten rid of all the two-bedrooms and the July 4th one-bedrooms, and was really motivated to get rid of the rest! The bonus weeks I have are week 1, and I was told they were deposited very late -- like a week or two before check-in. I found it hard to believe that weeks deposited so late would pull anything at all, and I wonder if the management person who told this was wrong about the deposit date, but I do see some decent stuff off-season with these bonus blue credits, especially if I search far in advance. (I actually paid to extend one of my Week 1 2008 weeks so I could trade for February 2010.)

In II, I was offered ACs for my weeks -- I have a late May week and a mid-July week. I haven't actually traded them yet, but they do see a lot of stuff that my "select" weeks don't see.

So, how many people here own at Inverness? I'd like to get more involved in the running of this resort. Even though there are some advantages to having a non-rated resort, my impression is that the interiors at Inverness are quite run-down (I'm even more convinced seeing the pictures on the website.) I'm hoping the place gets spruced up a bit; then maybe it would work well as a rental unit, or could trade for somewhat higher quality resorts. The soft goods at least should probably be replaced -- the upholstery looked pretty dated to me!

I haven't had any luck contacting anyone on the HOA board; there is a master association board for the country club where this is located, and I'm thinking of asking them for contact info for the HOA President.

No problem; go ahead! I didn't think to add to an existing thread, rather than starting a new one.

Mike's thread indicates that the furniture and appliances have all been upgraded in the last couple of years, maybe it's just the pictures that need to be updated.

This resort definitely communicates the least information possible. I'm ok with that as long as I don't get socked with mf increases. If anyone can figure out how to get contact info for the board, that would be great.

I'm getting great trades every year using HTSE. I used the free week I got with my purchase to trade into Sedona Summit with RCI this summer to try to escape the Phoenix heat for awhile.
