    Maybe wrong topic for this thread, but I've had trouble logging in.....any thoughts re: Grandview Resort in Las Vegas? Quality of property, location, amenities, etc....I know they're expanding in a huge way. Good, bad or indifferent?

        I have not stayed at Grandview but, it appears to be a larger, nice resort 5 miles south of the Las Vegas strip on LV Blv.

        Location is subjective to different people. IMO, this resort would be similar to owning a resort that is known for it's beautiful beaches, but instead of being beach front your five miles away. It's not quite the same but similar. Personally, I'd rather be within walking distance of the strip rather than have to drive or take a shuttle bus to the majority of the attractions, restaurantsand shows.

        It is close to one of our favorite offstrip casino's, South Point, and that would be a draw for us if we wanted just to kick back and relax at a resort. South Point has a nice casino with better odds than you'll find on the strip and several nice restaurants that won't break the bank. So for someone who doesn't want to go to Vegas strictly to hang out on the strip, Grandview would probably work better than something right in the middle of all the action.

        It really just depends on what your priorities are. If I was buying a resort to use and if I didn't feel the need to be in the middle of the action every time I came to Vegas, then Grandview would be a good choice. But if I were buying something that I wanted to exchange more often than stay, then I feel Grandview would be a poor choice. IMO, people who exchange into someplace like Vegas are going to want to be in the middle of the action. Exchangers are more likely to be occasional tourists rather than frequent tourist to a location and will value location close to the major attractions vs 5 miles south.

          TY for your detailed reply. Just doing some scouting when I heard that Grandview was going to be the largest timeshare in LV, even larger than Tahiti Village. Also I believe accessibility to the South Point is direct and out of the heat. They also own the Vacation Villages in So Fla, where we have stayed....very nice suites, big screens (10 yrs ago and jacuzzis in the master bath. These resorts are typically underbooked so they're available as special "getaways" to RCI members. I wonder if being in the swamps 25 miles from Ft Lauderdale and the beaches have anything to do with the ease in which to book there. But I do like the development at Grandview, just wish it was a litle closer to the Strip, for rental purposes.

          Trivia question, did you know that South Point has the second largest casino floosrpace in LV, only to MGM?

            Grandview does not have direct access to South Pointe. You will have to go out in the heat to get from Grandview to South Point. The only timeshare in Las Vegas that will have direct access to any casino without having to go outside will be Planet Hollywood once it's open.

            Grandview has decent availability both in exchange and for I.I. Getaways. I would not buy this property with the intention of renting it. If you will only be an occasional user and not an every year user, you can buy most any inexpensive timeshare and trade into Grandview pretty easily any time of the year.

            Largest isn't doesn't mean the best. It just means they'll have plenty of inventory available for exchange. I find it hard to believe they will be the largest timeshare in Vegas when compared to the twin 50 story towers Westgate is putting up (Planet Hollywood). That resort should have in excess of 4,000 units when completed. HGVC's 4 towers at their LV Strip location is another very large developement but, I'm not certain of the number of units available once completed. They were suppose to start the foundation work on building three but, I haven't heard for certain that's begun.

            If you looking to buy, I would not buy from the developer. There are plenty of Grandview units available resale through several outlets including E-bay. You should be able to pick up a 2 bedroom unit for less than $1,000.

              It is often found in RCI last calls and extra vacations as well.
              We stayed there on a last call a few years ago. South Point had just opened.
              Depending on time of day heading for the "main strip" the drive can take anywhere from 10 minutes to an hour+ (we did it, we know).
              It seems they are adding (or have already added) a new Hy15 exit nearer there, and that should help.
              The unit itself was very nice. If we couldn't get into something good near the strip, we would stay there again.

                It should never take an hour to get to The Strip from South Point if you do it right. There's a "sticky" note with directions to various casinos from this area.

                Grandview is going to have many, many units. They are selling RCI Points, and the more units they build, the more points they will be able to sell. There are about a half dozen buildings now, perhaps more. The one(s) they are working on now are taller than the original ones, but I couldn't tell you by how many stories.

                  Best way to get to the Strip at night is jump on the 15 at Silverado Ranch (right there) and get off as close to where your destination is (the less you're on LV Blvd, the better) back streets like Industrial (now Dean Martin on the west, and Koval and Harmon on the east are good outlets)''just stay off the Strip, it's a parking lol

                  During the day northbound on the 15 is always a mess so take LV Blvd, grin and bear it OR take the airport connector, stay away from McCarron and take Paradise north...you just have to deal with cabs and tourist in rental cars that have no clue

                  I live here so I try to know the routes and the alternatives

                    I live in Henderson. I wouldn't take the I-15 if I were going to the East side of The Strip unless I was going to Spring Mountain or at least beyond the Venetian.

                    To go to the East side of The Strip from Grandview/Tahiti Village/Cancun/Worldmark I'd take Las Vegas Blvd to Mandalay Bay Road, then follow it around the curve (it becomes Reno) and it will turn and you'll be on Koval. For Polo Towers or Planet Hollywood I'd turn Left on Harmon. Then Right on Audrie for Planet Hollywood (garage will then be on your left) or Left into Marriott and bearing right on that road takes you to Polo Towers.

                    If I were going to Harrah's I'd turn down Winnick and go through the alley, but that's going to be a huge construction zone soon, so...continue on Koval until you see signs for Harrah's and Venetian and follow the signs. You turn left and stay far right for Venetian, Left for Harrah's. You can pass through Venetian to Las Vegas Blvd and turn right for Palazzo's parking.

                    Of course normally I use "The Tunnel" cause I'm coming from Anthem, but that's out of the way for timesharers.

                      Clearly you see the sanity of avoiding the 15 like the plague it is, the airport tunnel would work for anyone savvy enough to figure out how it gets you to Paradise, etc...Your backroads are well thought out but with all the construction/destruction that can change quickly. Stay away from CitiCenter and all that. When Dean Martin passes under the 15, you get access to the TI and Mirage, and Fashion Show Mall without the Strip. I look forward to the day when all this construction is done!!

                      Easy city to access but only if you have the experience, If not , you are toast.

                        If I am going down to Fremont Street, I never, ever go through the "Spaghetti Bowl." I get off at Charleston and take Main Street the rest of the way in (for you tourists, that's Charleston EAST, then Left on Main, the first signal).

                        I had to go to Rainbow & Charleston recently (don't ask!). I hate to go west on Charleston due to the road configuration, etc. How did I go? The 15 to Sahara West (3rd lane from left at bottom of off ramp), left off, immediate right onto Rancho. Left on Oakey. Stop for gas at Oakey & Decatur Arco (at $4.14 it was 17 cents cheaper than by me), continue on Oakey to Rainbow, then right on Rainbow and Left on Charleston. Coming back I took Rainbow all the way out to the Beltway (215)...

                        I know almost every good secondary street on the south and west sides...

                          What are the best units to request at Grandview? View of the stip far away? Top floors? Away from the construction noise? Any ideas or tips appreciated.

                          We have a two bedroom (which is two one bedrooms with access throught the foyer) and three one bedrooms. Thanks.

                          And bummer....no cooled access to Southpointe?

                            Oakey is a "best kept sercret" gets you east west without the traffic and lights on C-Town and Sahara, etc...and you get to look at Opportunity Village Xmas decorations
