    What do you think of the above resort's trading power during the "Red" season? I really didn't need anymore timeshares but could not resist bidding on the above TS as the mf is only $447 a year for a 2 bedroom, 2 bath unit, float, gold crown.

    It's already too late because I think I am going to win this one but would like to know your opinion. I guess I can always use another one for a family gift or rent it out during the baseball training season.

    Thank you in advance for your opinion. If it does not trade, I guess I can sell it as I did not pay much at all for it.

    Hi. Just wanted to add one more piece of information about this resort that I just won on E-bay. The subject resort is owned by Diamond Resorts. Does anyone have experience with this company? Do they have exchanges on their own without having to deposit into RCI?

    Any information is appreciated.

      Since these questions involve a resort in Arizona, I moved your post from the Pacific forum to this forum so that you might get more answers.

      We are not owners, so I cannot answer myself about the trading value.

          The annual fee you listed for a two bedroom seems low. It make me think this is an every other year usage week and you pay the fee you listed every year.
          Also some two bedrooms are lockouts and others are not.

          Red time is Arizona is year round however demand is not.
          You are limited to RCI unless you join the Club but to determine the best time to book your week you might refer to the Travel Demand Index in Interval International and that will tell you the highest demand during the year. The first ten weeks of the year are when demand is always high.
          Diamond resorts may not let you deposit a high demand week even if you made a reservation for it.
          For example if you booked the Xmas week and then tried to deposit it into RCI they would take the Xmas week back and give your RCI account another red week of their choosing.
          This is a nice resort in an excellent location.
          The resort operations people have been there for many years and do a good job.
          They charge for a local telephone calls and for daily internet usage in your unit but wireless is free in the lobby.

            Thank you for the information. It's nice to hear that this is a nice resort in good location. Yes, the fees seem really low, it is annual use and I wonder if they made a mistake on the ad (maybe it's only 1 bedroom?) as the condo only has 750 s.f. Let me know if you have been to the resort and think that this sounds more like a 1 bedroom unit. Here is the ad:

            Sorry for the long ad. You mentioned that Diamond Resort will not let you deposit a prime season (first 10 weeks in the year) for a trade? Is that true with RCI and II both? If that's the case, that is horrible and sounds illegal. What if you book it for yourself to stay there?

            Thanks again for your reply as this Diamond Resort system is the most complicated and unfriendly system I have purchased so far from what I am hearing.

              #133F may be a older two bedroom that is not a lockout but the annual fees seem too low.
              They may have left out the reserves, taxes or something or quoted an older fee.

              You can reserve any week year round and stay in it but many companies want the high demand weeks for their owners and they do not allow you to bank holiday or high demand weeks. It seems fair to the people who own at those locations and bought to use during holiday seasons.

              You can only use RCI as Diamond Resorts only allows the members of Club points to use Interval International.

                Yes, I think the seller on ebay made a mistake

                The seller e-mailed me this weekend and told me he will get back with me tomorrow.

                With my other floating resort, if you have a redweek, it's first come first serve. The sooner you book and pay the MF the better week you receive. This year, I got 6/21 which is very high season in Cocoa Beach with kids out of school and being near Disney/Kennedy Space Center and on the beach, it's a hot time for families. If you have a redweek float, I think you should have whatever they have available unless they have no holidays due to fixed week owners.

                  Just to let everyone know, the seller let me out of the deal as it was bi-annual or a one bedroom. The title company was "confused"; therefore, no deal there.

                      This is after the fact because you've already canceled the deal but based on square footage, it sounds like you had purchased a 1 bedroom. As an owner, you call the resort to book your requested week. As a float week owner, I was always able to request March weeks that trade very well on RCI. I've always traded 1 bedroom weeks for 2 or 3 bedroom, including So. Cal. beach weeks, ski weeks, Yosemite, a 3 bdrm at the HGVC Orlando International, Manhattan Club (in Feb. yeah!), etc.

                      Of course...the past is the past and things are constantly changing RCI so no guarantees...but wanted you to have this info if you find something in the future.

                        Thank you that is very good to know as I have not yet finalized on anything yet. In fact, I have a bid in for some Shell points but I bet I do not win as there is a bonus week included and those always get a higher bid.

                        I have seen other 1 bedrooms at Villa Mirage on sale. If that's the case, because of the MF, one bedroom is a better deal than 2 unless you plan to stay there.

                        I thought it's impossible to get a good trade week there period for deposit so I have been staying away from Diamond resorts.
