  • Looking to Unload Vegas Timeshare

    I've had this timeshare at the Wyndham for about 6 years. Been trying to resell it for the last 1 1/2, but with the economy the way it is, I need some advice on unloading it fast. Don't want to pay the MFs and special assessment this year. Not a whole lot left in the bank account.

    If it is paid for,

    and depending upon how many points you get per year, you may find someone to take it off your hands and assume the continuing fees.

    Most Wyndham packages sell for under $1.00 per 1000 points plus the transfer fees.

          And you can also post it for sale at redweek dot com Timeshare Rentals, Timeshare Resales, Timeshare Ratings, and Timeshare Reviews and it is cheap to list it there.

          I would not expect too much from bidshares unless you are offering it really cheap or are actually giving it away like I thought you indicated in the other thread.

          That is unless you are a shill for timeshare relief....we are suspicious of anybody who toots their horn...especially anyone with only a couple of posts.

            Hiya Red,
            Freebie route sounds better than paying someone to take it. I'll give ebay one more go and bidshare. Not expecting much just hoping to sell/give away soon. I'll post on there soon if I don't have success.

              The key to selling on Ebay is to have an attractive ad. If your ad is just a few lines of type, you'll have problems selling it.

                It's also important to have a complete ad. Any uncertainty or ambiguity will cause the bid price to go down. Conversely a listing that is complete helps bidders be confident that the person selling the listing really knows what they are selling. An incomplete ad raises questions about whether the lister might be flaky or difficult to work with. A complete ad helps build confidence in the transaction.

                Things to be aware of:

                1. describe exactly what it is you own and what the reservation rights are. Confirm them with the resort. If it's a deed be clear on what it is a deed to. If it's an interest in a trust give the name of the Trust and the number of points.

                2. Get an estoppel letter from the resort and make it available to bidders. You will probably want to black out your personal information, but bidders will then be confident that the unit is current and up to date.

                3. Be sure you know what the transfer process is and describe how each of the steps will be accomplished and who is expected to pay the fees.

                4. Be clear on the forms of payment that are acceptable. If payment is going to a closing company, identify the closing company and which party will be paying the charges for the closing company.

                5. Include a money-back guarantee in case the unit is not as described. Indicate how matters will be handled if the unit is not as described. For example, if it should turn out that there are unpaid fees that your ad said were paid, state those fees will be paid by seller. Otherwise you're leaving the door open for the buyer to back out. You want to provide a guarantee, but want to limit the money back option to situations in which there is material error in the description of the property.

                If I spent more time I could probably come up with more items. But the main thing is to walk through the transaction at least four times - twice as the seller and twice as the buyer - being sure that you have covered every step of the process and addressed that in the listing.

                  Watch eBay for a while especially Wyndham's ad. if your points use year end at Dec, more likely the new buyer will not get the transfer on time to use this year's point. So keep that in mind.

                  eBay has completed session, so you should look at them. Because it kind gives you some idea who is shopping on eBay and what they looking for. After you read several ad, you may have an idea how you want to construct your ad to sell it.

                  If you just want to get rid of it, you have very good chance to achive it on eBay for Wyndham property.

                  Just make sure you list some reputable closing companies. Since you may not have enough selling at eBay to back up your reputation. So you will need to depend on closing company to help you gain trust of the buyer.
