    Here are the Christmas Mountain (CMV) special assessments, etc that are due on or before July 1, 2010 as told to me by Megan when I called in on May 27,2010 to reserve another reservation and do a name change on a rental.

    Our 4 Blended Bluegreen Christmas Mountain combined UDI Timbers and Cottages with a a combined total of 39,000 Bluegreen Points = a total of $150.

    Our 4 “Pure” UDI CMV Timbers $0.

    Our 4 “Pure” UDI Cottages $150 each = $600. that in our case will average about $15 per or less reservation because of the way we work them.

    Our Deeded Villas and Deeded Cabin that are prime floating weeks $79 each = $158

    Christmas Mountain UDI Housekeeping fees were on reservations made before June 1, 2010 $48 per UDI Cottage reservation and $50 per UDI Timbers reservation. They change and become will become a $55 for Christmas Mountain UDI Housekeeping fees were on reservations made after June 1, 2010 for both the Cottages and Timbers.

    That means a increase for a full week of $1 per day on the house keeping fee for a CMV UDI Cottage and a increase less than 30 cents per day on CMV UDI Timbers Housekeeping fee for a full week.

    Am I jumping for joy, no but compared to what the rest of the timeshare owners are paying throughout the rest of the industry, we still are happy with our ownerships.

    Can I assume the special assessment is $37.50 if you own one blended UDI cottage?

      As I thought it was explained to me and I think if you call in it is the same for 1 or 4 Blended Cottage UDI's but I am not 100% sure. I will call in Tuesday to verify.

          We only have one blended UDI cottage, and recieved a $150 special assessment. So it appears the number you own doesn't factor in for this one.

            It is to make some units display models with upgrading them as was mentioned at the 2010 HOA meetings and elections this spring.

              I talked to Margert at BG this morning and she said it appears to be one charge as rudymcbill said and what Megan said to us last Friday.

                Got the letter and bill today describing what is to be done for the models. I was under the assumption that this type of work would be covered under the yearly maintenance (i.e. windows, roof, carpet, fireplace insert, tubs, kitchen, etc.). In fact, some of the units already had some of this work done in the last year or two.

                  Am I over joyed? No but its not that bad in comparison to the rest of the Timeshare world. IMHO the Cottages still offer great value and IMHO the UDI Oak Timbers even better value if not the best in the Timeshare world.

                  They are saying it is $50 per Interval and that is why it is $150 for the Cottages. The Cabins are about the same size and they got a $79 per week special accessment and the maintence fees are about $491 which = $570 for one week x 3 weeks would be $1,710 in comparison what your out of pocket is for 3 Cottage weeks per year.

                  We all got the same letter and some of it I will buy, but several times I have pointed out waste and the poor planing on some of the management in regards to the exterrior remodeling.

                  I guess I will run the all 3 HOA boards next year to try and get better value for our remodeling dollar, but I will not get elected because Bluegreen contrallos about 98 % of the Timbers proxy votes and enough of the BG Points p[roxy votes to control the other 2 HOA's.

                  That being said I am so gald we were not bought out by Diamond or someone like Diamond. Is Bluegreen perfect, heck no but IMHO they treat us owners fairer than most other developers treat their customers.
