    If you count the 3 SA years, SA is over 1K each for cottages and I think MF was 1K so 6K for 3 years approx. or 2K per year?

      The 4500 number for 4 years doesn't compute . It is about 1000 a year and 65 every time you make a reservation, plus the 1000 special assessment ( I am just rounding numbers here) so you are spending about 2650 or more per year.

        Yes, sorry I forgot to include the additional two years of MF’s in my calculation. However I left out all the other fees, since they are variable but the $65 reservation / cleaning isn’t really so it should be included as well.

        However, the $2650 number would assume 10 reservations a year meaning each would have an approximate value of $265 before exchange fee. I doubt there are very few individuals who can say they pay that much for a 1 bedroom in MF’s each year.

        Obviously this property is not for everyone, and I’m not saying if you don’t own one that is a bad thing. You’re not wrong, if you feel like you may have made a mistake in buying one. Just trying to help you feel a little better about your purchase!

          I have more weeks than i can use, I work on it, but I probably have enough to last til the end of my life right now. i was suppoderd to call Friday to book three weeks and i didin't.

            Well now you might try renting some of those ressies to subsidize those vacation costs.
            You don't pay the reservation fees until check in and if you cancel 3 days in advance it costs you nothing to try to rent those.
            I haven't started renting yet since I am trying to build up deposits but once I do I am going to jump into the rental pool with a few weeks.
            That's what's good about this ownership. It's very versatile.

              FWIW - I've done one II trade so far and it's worked out great. I traded a CMV red week for a Mountain Vista/Beaver Creek 2 bedroom MLK holiday week. I was able to see all the II availability with the CMV deposit that I was seeing with my ultra-tiger II trader.

              I'm a newbie to CMV ownership and didn't close till June but it's been GREAT so far. I couldn't book much at first since I became an owner too late to book many summer RED ressies. BUT .... I've booked 171 net RCI TPUs on 11 reservations so far. The TPU performance so far should calculate to over 300 TPUs per year!!! Well worth the investment.

                I'm new to II trading. Used to just use them for getaways but this year did quite well with my CMV.
                I got an Ocean Pointe Marriott, two AC's which are rather restricted but still may come in handy for using in Orlando, a 2 bedroom beachfront at Royal Vista and a 3 bedroom Westgate Town Center for Presidents Weekend. No complains here and total cost is around $400 per week considering all costs. Not too shabby.

                I do think you need to be able to use all these options that are available to you. If you can't get vacation time then you'd have no business owning one of these unless you are going to do a cottage rental business. This is definitely not an ownership for everyone.

                Travelguy, now you have to buy a tiny RCI points unit and do PFD's. You can get a Grandview 14K for $114 MF's that will do the trick.

                  I hear you. I'm a veteran RCI exchanger (since the early 80s) but have never had a points account and didn't even know what "PFD" meant until I investigated CMV. I've seen the great results that some CMV owners have gotten with PDF ... BUT ... buying another timeshare goes against my general game plan of getting rid of my timeshares! That said I'm sure I'll eventually buy another TS for PDF purposes.

                      I deposited a blue week and a red week.
                      The red week was one year out and the blue week was 6 months out.
                      The red week was a summer week and I got a summer beach week in Pompano beach in return.
                      You know us Floridians do the beach in the summer only.

                      The blue week was a winter week and I got a P-week winter Orlando week in return.

                      Not awesome trades but I'm happy cause for me they work out great.
                      Sure beats hotels and I was going to rent a hotel for $200 a night anyway for the conference so this is going to save me around $600.
                      Yeah, it's not onsite Disney but I drive up anyway so that's not a big issue for me anymore.

                      I will say that I've seen alot of the goodies sighted here and OY including those Starwoods at Atlantis.
                      Too bad I can't just take off on the spur of the moment or I would have definitely taken one of those.

                          I finally really tried the PFD game and was happy with how it worked out. My problem is that I like the onsite Disney and they used up TPU's and then after lots and lots of analysis I ended up using the RCI points for a total of 2 round trip PA/FL flights and 2 one way FL/PA flights with RCI costs coming in about 80 cheaper than what I found on all the other airfare websites. I know that using points for plane fare, etc is not like it used to be, but I feel that you just need to do the analysis and make your determination based on that.

                          Chris, we really need to make a road trip and see the place that allows us such flexibility.

                              I'll be a little new to the RCI points and PFD stuff, but have a general idea based on previous experiences. Does this mean that with the CMV units, if I deposit for points they can then in turn be used for flights? I realize perhaps not the most economical use, but useful if one has two many weeks that won't be used.

                                They let you redeem a percentage of your points for airfare. I just don't remember what percent.
