Welcome to the crazy world of CMV UDI's, now don't go hoggin all the weeks.

I wonder what the exit strategy will be on this?

Well actually BG was taking back deeds so maybe this is one place
someone around here should have considered a long long time ago.
Maybe he would have been much happier than in the swamps.

I was talking to Chris about this ownership when I was in FL in August. So I have been looking for one for a while.
      Got it on eBay.

What's so good about CMV? Must be good if you're only using it to trade Pat.
I did a quick search here but didn't come up with anything.
Congrats on your purchase. I hope it works out very well for you and the exchange companies don't change their system to spoil it.

It is a very unique type of ownership that allows an individual to make multiple reservations a year within some restrictions.

Nice! I had mentioned it on the CMV yahoo group as well, so I figured someone there or here would grab it. Someone on tug said that they found one sitting on Sumday's website, and it wasn't accurately described either. I think there will probably be a few more of these in the near future cycling through the PCCs.

I still can't believe that I found the Timbers one, since from what I've read there were less than 200 originally sold (and who knows how many of those have gone back to BG).

I know Bruce has some listed for sale on Redweek but the Timbers are certainly more desirable for a "user" like you!

Will keep you posted here about my closing process.

Well yes, I guess I should have qualified it with "for the price I got it for". There was really no way I was going to consider a cottage for use with it's single bathroom and my two daughters.

For a pure trader/points builder though, the cottages can generate more reservations per year. I'm pretty sure the seller of yours is just another ID for the company I bought from. I got a tip to just call the reservations line about a week after the deed had been sent in to see if they had me in the system yet. They can check with your phone number and name, and it's quicker than waiting for the mail notification.

We stayed in the Timbers once for a vacation in the Dells. Had a great time. Enjoy it!

Thanks! The kids are already looking forward to some tubing and maybe a ski lesson over Christmas break.

we would really like a timbers, we pay for a golf membership every year, and don't play that much, so the timbers ownership would help us a lot. then we would only have to pay for carts. we no longer get in the tournaments, so a full membership doesn't mean that much to us anymore. .

Scootr, when I contacted the seller I requested the estoppel letter.
Did you then request written confirmation from the closing company that the SA was paid?

Sydney, if you live near this place it's desirable cause it's an all season resort.
They have skiing, golf, indoor water parks and stuff for the whole family year round.
It's not like Disney or anything but a drive to destination for a few days in a natural setting.

This doesn't have world appeal, it's a very local sort of place.
And it's a very flexible ownership because you can deposit it everywhere
to exchange and since it has 2 bedrooms it seems to do quite well everywhere.
We got hit with a 3K special assessment when BG took over but it looks like
they are improving the place tremendously which will hopefully improve
                            the trading power as well.

So getting a unit with the SA already paid is a great deal.
I'm still paying the SA. $2K to go but I've made about 20 reservations since
I bought it so I feel okay about it.
I hope it doesn't become like the South African units.
It's definitely not for everyone though.
You really need to travel alot to get your moneys worth out of this.

The estoppel showed a balance due of $0 and they gave me written assurance it was paid. Also, the seller had a good enough reputation that I believed they would make it right if there was a problem, but to be honest I was prepared to pay it in order to get the unit because it was a Timbers. My max snipe bid was set at $1950.

                                Sydney,
I am mostly interested for II trades as these are 2BR units. The basic ownership gives you 1 red, 2 white/blue and 1 45 day out Resie.
Maint fee is $995 plus each Resie requires $65 housekeeping fee.
So for $1255 I get 4 2BR traders @ $315ish per week. This is the "basic" ownership, anything else is gravy. The 45 day out Resie would be "flex-change" rules with II, trades only 60 days ahead, but averaged out it would be less then the cost of an AC.

If you read the thread above, you will see there are ways to really maximize this ownership and reserve many weeks per year.
I will be getting rid of my Wyndham ownership and replacing with this and possibly one or two others.

                                I am a Happy Camper
