  • Question for the CMV experts- Christmas Mountain UDI

    Any one else here notice this auction? UDI Timbers? There wasn't even a bid on it until yesterday.

    I wanted to ask Bruce about it, which was what led me to finding out he was ill.

    Nice.
    And they are paying for everything including the assessment.

    I took on one about two years ago from the association that was a foreclosure and had to pay the assessment and $300 in closing costs.
    Of course I've made a gazillion reservations in two years but this was a good deal for someone starting out with a CMV UDI.

    Did you bid?

      Hmmm, it does not say they are paying the special assessment, it says there is no special assessment, which I think we know is not the case???

        I won it, and am waiting for the estoppel to confirm the SA has been paid. I live about 3 hours away, so I'm looking to use it (and the included golf and lift tickets) quite a bit.

          If I read everything correctly, it could be paid in full at the start, right? I'm waiting to see that it has been before signing the contract and paying for it.

            I know from chriskre that many are paying the SA in a three year payment plan.
            I hope your SA is paid in full - if not, you will have to decide if it is worth it for you - that would be great as you live so nearby!

              You can get these "free" from the HOA president.
              Actually I am not sure if they have Timbers units. I have a cottage.
              You do have to pay what's left of the special assessment though.
              I've already paid $1K. I have 2K to go.
              If this falls thru and you are still interested I can point you to Sheri and see if she's got anymore units.
              These used to sell for around 3K before the SA so I look at it as a wash, plus you get 3 years to pay it.
              I think if you took on one of the HOA units you'd only be looking at 2K left on the SA.
              I am quite pleased with this ownership so far.
              I'm finding that I really don't need most of my other stuff anymore.
              These units trade very well pretty much everywhere except in SFX.

                Yes, the HOA only had/has cottages. If the SA is truly not paid in full I will be giving it much more thought before taking it.

                The timbers units are larger, with a second bath and are in a more secluded area of the resort. They also are the only ones that get the free golf and lift tickets. Those were important factors since we plan to actually use it as well as trade it. Assuming it goes through I'll definitely be getting rid of my EOY Sheraton Desert Oasis small 1 bedroom, and probably one or two Wyndham contracts.

                I saw Mark post once that SFX would take summer weeks here.

                  They did say they would take a unit from me since I upgraded to Diamond.

                    OK, I received the estoppel that shows it as I hoped: Christmas Mountain Timbers, week 5, unit 63, floats 1-52, 1 red and 2 blue/white weeks, no maintenance fee due, next due in April. There is no mention of the assessment. Can I call title or the resort tomorrow and ask if it is paid in full?

                        For personal use, it is definitely worth it to get the Timbers, even if you have to pay part of the SA....I wish you luck and please keep us posted....as Chris knows, I am also interested in one of these units.

                          I definitely would check about the assessment. The closing will take a long time, you can probably book weeks, but you cannot deposit in an exchange company til the closing goes through. That waterpark shown in the ad has nothing to do with Christmas Mountain.

                            Thanks for the info on closing. I was trying to figure out what that park was. I knew it wasn't there, but the ad was kind of a mess.

                            We spend quite a few weekends at glacier canyon, and I'm looking forward to getting away from a the "busy" feeling there more often.
