Save about $300 by doing your own Christmas Mountain transfer for deeded ownerships
We save saved about $2,000 doing our own deed transfer over the years.

NOTES TO FILE ON-LINE TRANSFER OF CHRISTMAS MOUNTAIN OWNERSHIP FOR SAUK COUNTY and then to Bluegreen
1. Go to “Sauk County WI register of Deeds” Phone 608 355 3288
2. Go to :Electronic Real Estate Transfer” Form
3. START button and select Sauk County
4. When asked for Grantor or Grantee Social Security numbers you may use 999999999 as a substitute for actual number
5. Municipality is Town of Dellona
6. For Timbers When asked for PARCEL NUMBER use 006(Space) 0887-91000
7. For Cottages When asked for PARCEL NUMBER use 006(space) 0320-90000
8. Give the address of Christmas Mountain (Take from deed)
9. SKIP section on Township, range etc.
10. For name of condo give Timbers at Christmas Mountain
11. Type legal description from deed. Make sure to include Week # and Unit #
12. For property type, choose Condo and for use choose time share
13. SKIP the questions on Lot size and acreage
14. Under Conveyance, choose Warranty Deed
15. SKIP all weatherization questions
16. Do fees with amount agreed upon for the time share with no exemptions
17. Type in your own name and address for Prepare
18. Submit button to get the receipt needed
19. Send in the receipt, the check, and a newly prepared Warranty Deed between Grantee and Grantor
20. Blank form available under Sauk County website. Click on Government and drop down to Register of Deeds. At bottom of page are Links. Choose Forms and documents and choose Warranty Deed (from Chicago Title Company)

Note, to do the deed yourself. We make several copies of the Warranty old deed and we just use the old deed and for the “The Grantor” and “Grantee” white out the old names and paste in the new names and white out the old notary names and witness so the same form can be used again. Then we make 4 copies and sign all 4 and have all of the 4 copies notarized. Then we send all but one to the other party to have them sign 3 and have them have their signatures notarized and have the new owners send one back to us. Then you will send one copy to Sauk County to complete the transfer of ownership.
Then the new owner after getting New Warranty Deed back then makes 3 copies and sends one copy and a check for $100 (deeded) or $450 (for Points) payable to the “Bluegreen Corporation” If you had Bluegreen Corp do all of the paperwork on a Deeded Ownership transfer it would cost you about $475 as of April 1, 2011.
And mail to the Bluegreen Asset Recovery Department, 4960 Conference Way, Boca Raton, Florida, 33431
