  • Free (Almost) Bluegreen CMV UDI

    Well almost free, just pay the transfer fees.
    Someone in the CMV Yahoo group is giving away a CMV UDI if anyone is interested I'll pass along your info.

    CMV UDI is a unique Bluegreen multi weeks ownership that allows the owner to have 4 reservations at any one time on the books on a rotating basis.
    It is possible to book up to about 20 weeks a year to deposit to the exchange companies or to rent out to subsidize your own vacation use.
    The MF's are in the area of $1K a year plus $80 Housekeeping fees to deposit these weeks to the exchange companies.
    There is a special assessment with 1K left for this year as the final year.
    Transfer fees are $450 when closing with Bluegreen.

    You do not pay a Bluegreen Club fee so don't get the "free" RCI account.
    Reservations are free to make and are cancelable up to 24 hours in advance for free.
    This is a great ownership if you are someone who wants to vacation at least 8 weeks per year.

    It's also quite flexible.
    RCI and II both accept deposits and the exchanges are quite favorable.
    The alternates also accept them as trades, DAE, Trading Places and Platinum Interchange.
    Units also are good for PFD (Points for deposit) to RCI points if you own RCI points.
    But these units really shine in II exchanging, for all the name brand hotel timeshares.
    The Summer weeks get from 24-33 TPU's in RCI, last I checked depending on the week.
    RCI has granted averaging 8-10 TPU's for last minute deposits and usually from 11-15 TPU's
    for off season deposits.

    You can rent out weeks without paying a Guest Certificate fee or Booking fee.
    Just pay the Housekeeping fees. Many have their guests pay it on check in.
    These weeks rent from around $199 at the low end to around $900 on the high end during summer.
    This is a 4 seasons resort with year round appeal for surrounding areas but is most popular during summer.

      I think the cancellation policy is now three days in advance, but still very flexible.

        yes, and I can tell you I rented a week which included the 80 cleaning fee for a total of 200 in August, prime season. I don't think it is as easy to get high rents unless you are an established renter and get repeats every year.

          Just curious, but when in August? Schools are going back earlier and earlier each year now, so anything past the first week would likely miss the family trips for most. My kids go back the 17th this year, and my brothers' on the 3rd.

            Rapmarks, I am assuming you rented a distressed listing....less then 4 weeks from check in. Or else from Bruce last minute?

            The summer weeks 6 months out would go from $700 up.

              It was Aug 2, and it was arranged a few months before the date. I could have had last week in July for same price. I told this to someone who is a big renter, and she told me she couldn't rent hers for any price. I know someone else who got of the UDI because she bought intending to rent and was offered as low as 100 for summer weeks. those that are in the business usually do well, but I am several Dells boards and I see low cost listings all the time, usually from those only owning one and trying for an occasional rental. Remember, I live at Christmas Mountain, I know what is prime season.

                    Pat, One of my weeks rented for $900. The rest for between $500-600.
                    I didn't rent it myself, someone rented it for me and this was our first year so we have no history.
                    I think she's advertising on Flipkey and the BG buy/rent Facebook group.

                    You do have to work this to make those $700 plus rents but we did it with a few weeks last year.
                    Sometimes paying the $25 instead of canceling to avoid the $25 fee, because people love doing last minute rentals.
                    If you cancel then you lose out on those last minute renters and the possibility of renting for just 3 or 4 nights because
                    when you call back there won't be availability.
                    You can't throw back all the reservations if you are worried about the $25 if you expect to make this work.
                    It's a gamble but in summer it usually pays off.

                      interesting Chris, about the last minute, very last minute. I think you were lucky to get that much, as I can see the local ads all summer and they don't go that high.

                        chris, the more I think about it I can't believe you got 900 for that little cottage. there is so much competition in the Dells for lodging, you did spectacular.

                          He is going to deed it back to BG if there are no takers.
                          Not sure if that's the same unit you are talking about.
                          That's not good for UDI owners as that removes weeks we can reserve and moves that inventory over to points.

                          Maybe it was a fluke but we did rent several weeks that summer. Most for less of course but none for only $200.
                          Once summer ends it's not worth the time to rent these but at least I got my MF's back and much of my Special Assessment.
                          We'll see how good it does this summer.

                            well, if the guys deal is to pay bluegreen 250 or make us give him 2500 and pay the transfer fee, he is not thinking straight. I emailed the one she mentioned, he had several replies, and wanted 2500 and transfer fees. is there another one?
                            I don't know why I am looking into it. have a time share booed equals get sick in my case. doctor, urgent care ER in one week, 5th day of not being able to eat anything at all due to the strong combo of antibiotics, here in Orlando trying to help with kids. same thing happened last month for timeshare.

                            In the Dells,most of the motels, and many offer one and two bedroom units, come with a pass for each day to Mt Olympus or Noah's Ark, those are worth lots of money, very expensive. no such perks when staying at Christmas Mountain.

                              I agree that CMV is sorely lacking with regards to having a nice indoor pool with a real waterslide.
