Great news on UDI housekeepijng fees at Christmas Mountain fo 2016

As per Bluegreens customer Service on November 20, 2016.

The good news on the house keeping fees for the CMV UDI Timbers and the CMV UDI Cottages at Christmas Mountain in the Wisconsin Dells, Wi. fees stayed the same as last year.

The CMV UDI Timbers housekeeping fees are $88. per reservation the same as last year. The CMV UDI Cottages housekeeping fees are $84. per reservation the same as last year .


The CMV UDI Timbers maintenance fees for 2016 are $1,275.01 and $5 less if you do not pay the voluntary ARDA fees.

The CMV UDI Cottages yearly maintenance fees for 2016 are $1,181. and $5 less if you do not pay the voluntary ARDA fees.

So based on just 10 yearly UDI Oak Timbers reservations add $1,270.01 +$880. =$2,150.01 0r only about $215 per reservation to use for vacations at Christmas Mountain in the Wisconsin Dells or with other exchange companies, Etc.

I averaged less reservations (5-6) so always valued my II deposits at around $300 for a 2BR unit. Still a great value.

I think because the way I used my CMV UDI's I might average 8 to 12 reservations per CMV UDI ownership per year. Some that I talked to have averaged 14 or more reservations per CMV UDI ownership per year. I think those people were using a lot of them for RCI TPU.

I do not use them the for RCI TPU Program as my RCI Point ownership has anywhere from 90,00 to 300,000 RCI points in that account. I have exchanged into gold crown or 5 star resorts at high time.

For me, the value was in a week for week deposit in II.
With TPUs (and RCI Points) it depends on the week and the time frame of deposit. I have gotten 8 TPUs up to 22 TPUs per deposit.
I am just much more of an II trader, using RCI for Europe exchanges.

came close to buying another one, but someone talked some sense into me. we only do about two weeks a year. I still hae lots of tpus from three ears ago, and work on strategic combining til they are gone.

I've been renting a few summer weeks which has paid my MF's so my deposits end up costing me around $88.
I'm thinking because the TPU's are not as cost effective as before that doing PFD to RCI points might be the way to go from now on.
I'm going to try that this year and see how that goes.
Lots of goodies in the RCI points portal and since RCI has been jacking up the TPU's at my favorite frumpy beach place it's actually cheaper in RCI points.

When I look at my copy of the operating budget for Wyndham Grand Desert, they allocate/charge $172.48 for housekeeping for a week in a 1 bedroom deluxe. Those range from 612 to 875 square feet. That makes $84 seem like a deal.

I agree about RCI Point Deposits. I never did this as I have access to RCI Points with my Bluegreen ownership.

wages in the Dells are low. I had a cleaning lady come in last summer, she cleaned upstairs and down which is about three times size of the cottage and three bathrooms for $50. she didn't launder sheets and towels though, and she didn't wash windows.

Even in place where wages are higher they don't pass those higher wages onto the cleaning crew.

What are everyone's thoughts on the increase in MF's for the cottages? Seeing as they went from $1,031 to $1,176.34 that's a pretty big jump of over 10%!

I hope we don't see continued increases of this amount each year.

That seems pretty large. The Timbers units have been increasing about $75 per year, it seems mostly due to more being put in to reserves.

2012 - $1094
2013 - $1138
2014 - $1201
2015 7 month prorated - $714 (would be equal to $1224 for a 12 month period)
2016 - $1278
