  • Assessment at Christmas Mountain?

    Two different friends have said they received a letter regarding an assessment of over $700 to improve the units at christmas Mountain. They said the letter mentioned mold, new bathrooms, lowered ratings in RCI, etc.
    The kick - one of these friends owns in the permanent RV sites, she doesn't have any use in the cottages or any other parts of the resort.
    Has anyone received this notice and what kind of ownership is getting assessed?

    I haven't seen anything. Do you know how long ago these notices came out?

      We're UDI owners. We haven't received anything yet.

        one told me on sunday, and she had already written a response to Bluegreen, and one told me on Monday. they had checked witht he general manager who thought it couldn't be true. But he called Florida corporate and it was true. Another friend didn't get a letter, but has a postcard about the association meeting in June.

          We have not heard anything or gotten any written information to that.

          What type of the 3 deeded ownerships or was it for the points ownerships?

            It just occured to me that I have not received my association bill yet, and i need to look into it.
            The one ownership is the permanent RV sites, and they are part of the campground asociation, which the cottages are part of. I sure hope they are not going after the people who do not own timeshares but are part of the master asociation to help pay expenses.

              One person who complained about the special assessment owns 20000 Vacation club points. I heard from 5 people that own in the RV permanent sites who are being assessed to upgrade the cottages. there is a special meeding about i t in June. I heard from a Timbers owner complaining of a huge raise in maintenance fees.
              I never got my assessment this year.

              The Oak Villas/ timbers pool has no water in it, the grass has not been mowed, it is a dandelion field.

                Now they are posting about the special meeting to discuss the assessment on the Bluegreen Yahoo group.
                Have any that posted they did not know about the assessment receive any information?

                  The printed info I received concerned the Timbers, Cottages and Villas PROJECTED special accesments.

                  The PROJECTED special accesment amounts to be discussed on June 12, 2009 are as follows.

                  Timbers $432, Cottages $981 and Villas $$1,139. If bluegreen contrals 3 of the 5 seats on th boards they will like 5 years ago do what they want.
                  It may be that the only thing they may let members decide is if the Special accessment can be spead out over sever years as per the projection buget sheets I was emailed by someone in resort management.

                  I plan on going up for all three meeting seeing the week 32 Cabin (not a UDI Cottage) is now in our name and I think it MAY be grouped in with the Villas.

                  I will give a short report after I get back and before we go up to Green Lake (about 45 miles east of the Dells to try out the deck boat we just bought.

                  Somethings I will report on similar to other years will not most likely be reported in the CMV newsletters of the objections voiced at the meetings.

                      cabins are part of the villa association. you will get to go to all the meetings and darn it you get the assessments too.

                        my friends went to the campground/cottages meeting.

                        they said there would be no assessment for the campground/RV sites.
                        They said there is no assessment at this time for the cottages. A survey was sent out on what owners thought was needed, and only 6% replied.

                          All of the 3 HOA boards voted to not vote on any type of special assessment at that time but the boards were going to study the recommendations.

                          Bluegreen implied that the resorts rating would go down if thier suggestions were not followed. Of course the person from Bluegreen management told me those projected special assessment figures supposedly had vastly changed 4 or 5 times and were no good after the resorts manager had emailed them less than a week before those HOA meetings.

                          But Bluegreen dodged the question asked by the members what did they project as special accessment fees were the costs if the HOA’s caved in and did everything that Bluegreen wanted done. I and several members asked that question several times at each of the 3 HOA’sa meetings but were not even given a “Ballpark” projection figure by the Bluegreen management rep.


                          One fairly inexpensive image helping thing to do would be to provide free wireless internet service through the whole resort instead of just taking in the little money that they do by charging for wireless that has to be used in the front desk area. I have never seen more than 3 people at any one time using the resorts wireless. Or charge a little bit but have it available in each unit.


                          IMHO when exchangers that use wireless at the resort and then fill out their RCI comment cards I am sure they downgrade the resort on those RCI cards because they have to leave their unit to use the for pay usage by the resorts check in area.

                          A lot of people go into town and use the Free wireless available there instead of the resorts wireless system. That costs the resort money in many ways and hurts its image.

                          Bluegreen is being very penny wise in regards to wireless and losing bigger money in many ways and hurting its image.

                          Even at the worst managed timeshare we own we get free internet service. Most motels, even the dumpy ones provide free internet service in your room.

                          But I am still happy with the resorts employees in regards to their attitudes and efforts in providing service to we the owners.

                            you can get wireless in the units now, I think it is $6.95 per day, which as you said, gives the exchangers a bad feeling and perhaps they give a low rating.

                              I just called the resort's front desk and was told by Jamie that the $6.95 per day is correct and the rate for 3 days is $19.95. The rate for the week is $29.95 or a average of $4.28 per day. That is comparable to some other resorts rates.

                              The weekly rate of $4.28 per day when you can access wireless in you room is far better than having to take the time to take your computor and drive down to the resorts front desk area when you want to use your computor at the resort.
