  • Deedback listng

    Frank:
Could TS4MS include a list if TSes that accept or have accepted deedbacks. They could be provided by posters.
    Over yonder's Brian has refused!

I don't see any reason why this would be prohibited, rather it would be helpful and might save some people a few grand at the expense of the PCCs.

      Tonyg:
I don't either, that is why a asked here. They seem to want to protect the inept and possibly corrupt MF raising BODs.

          A good start BUT
it would better to have a easy to search list and encourage contributors.

Compiling such a list would be counterproductive. Most HOA's that allow deedbacks deliberately do NOT publicize that fact and for good reason. They can handle the quantity that come through normally, but if they publicicze it and therefore encourage it, the number will go up and they will more than likely have to stop accepting deedbacks at all..

Acadia Village Resort announced their deedback policy in their winter 2011 newsletter and there has been just a few deedbacks.

Having been an HOA board member and interacted with HOA board members of nearby resorts, I can tell you what the prevalent thinking was on this in our area, but it does not mean that all resorts take the same position. Given all the calls about getting out of timesharing that our local resorts got from owners who exchanging after RCI imposed Points Lite, I think they would be even more gunshy of publicity of this today than they were then.

Cape Winds, Hyannis, MA, accepts deedbacks provided additional MFs are paid.

I think it should be HOA based. So a list this year does not say it will be true next year. It, on the other hand more likely will create bad taste (think about you are owner this year try to get it deed back, but get denied while somewhere 2 years ago's HOA willing to take it back). Unless the borad is controlled by developer or manage company, which may led to much longer term policy.

If the resort do accept deed back, they will response to owner that put the request to them.

Unless you plan to form a PCC, that info put by ex-owner who maybe out 10 years ago means very little.

Futhermore, a resort that does not public accept deed back, may willing to do that if face strong will or certain situation. To put a list thus will discourage owner to try seek that option.
