I had tenets that did most of this to the downstairs tenat and even ran the tub to overflow. It took me a year to get them out

So glad I am no longer a landlord.
Sold the place on Contract for Deed 2-1/2 years ago with a balloon at 5 years. Can't hardly wait for that 5 year point.

That was funny. I can usually make as much or more noise than anyone so back in the day when my neighbors would play their music too loud I would crank up my mine and play some hard rock like Van Halen. Fun times indeed.

I get that! One of the worst things we ever did was buy a condo as an investment to rent out. Unpaid rents, ended up resorting to Section 8, evictions- just a nightmare! At the very end we did end up with an elderly couple who appreciated the place and took good care of it until each passed away. Just a couple of late rents payments with them. Meanwhile, throughout the time we owned it, the developer left the complex in the lurch and it started going downhill- way downhill. We sold it back to the management company for half of what we paid for it after 15 years and never looked back.
