Early today I made a flippant remark about offering RTUs on our new house. I've been down cutting wood on the lot and that thought grew on me.
We are planning three suites in it, with separate entrances, bath, etc. We are also in the process of moving a small community dock to that location and selling slips in it.
Turning residential property into vacation rental property here is a nightmare. All of them are knock-down-and-drag-em-outs at Planning and Zoning hearings. Although our site would not negatively impact any neighbors, there are certainly some who would make sure it would be hellish.
But, what if we sold slips in the new dock to out-of-town owners, with RTUs on our suites. For however long, and, perhaps, to raise enough money to build the entire house. Although they would not own the house, they would own property at that location (a boat slip), so have a right to be there without it being commercial. Our suites would not be open to the public.
It would be no different than the 9 Catholic brothers and sisters that are our nearest neighbors, and have their house as a lake house for all of them, all of their relatives, and all of the friends.
Since our business name is now Little Cedar Ventures, LLC, we could call it Little Cedar Lodge. (I cleared our mature cedar trees before the bulldozer got here. I have stripped them and they are waiting to be used as posts in the new house.)
