How much for vinyl residing of house

    Today I identified our next battle with the insurance company, once we get the roof on our house and shed.

    It will be the roof on our rear screen room. It is essentially a metal-framed patio cover with aluminum panels.

    I got two bids to replace it--$6400 and $5300. The insurance company adjusted it at $940.

    Both said they have been replacing these non-stop since the storm hit in March. The guy with the lower bid told me not to worry about the insurance company when I told them who it is. He said they are low, that they are using really old cost figures, but as long as we have replacement cost insurance they will pay the difference when we present the final invoice to them.

    So, why should we front the money for the insurance company, paying the contractor first and then hoping to get reimbursed?

    I don't think so!

    The other day I asked the claims rep how they do that. Do they send us the money once they approve a bid and let us pay the contractor, or do they send the difference directly to the contractor? He avoided the question and since we are at his mercy and that was my first talk with him, I didn't persue it.

      I'm making some headway with the insurance company.

      I sent in the estimates on just the house roof and they redid the entire line-by-line adjuster's estimate. They also took all the BS out of it, the difference between Replacement Cost Value and the depreciated value. They sent us another check, one for a little more than 50% of what they sent the first time.

      Isn't that like admitting their adjuster screwed up?

      But we still have more battles. I haven't gone over the entire new estimate, but I did look at the next battle. They increased the roof over our screen room from $1100 to $2100, but I got two estimates for it the past week and the lowest is $5500.

      At least we learned how to play the game in this go-around. We learned that once we show them what it will actually cost to do the repairs, they will send us more money.

      I wonder what our limit is before we go on the cancellation list?

      Should we really have to play this game?

      Kinda like timesharing, isn't it?

        Well, Lawren, I'm glad yours is resolved, but ours is not. Still trying to effect repairs from the March 11 and 12 storms.

        I have now managed to reach agreement with the insurance company with the full amount of replacement cost on our house roof. We are about three weeks out now, provided the weather is good and the roofing company can do the seven a week they expect to.

        The battle that I anticipated in my last post, that over the aluminum patio cover over our screen roof, is over. The insurance company has sent a little more to cover it, but withheld $1650 (depreciation) until we prove we did the work. Guess that's how replacement value insurance works.

        We have scheduled to do that work ourselves, with a lotta help from our friends, on August 27th. I'm trying to round up the materials to do that now.

        We are opting to replace the aluminum cover with a traditional, stick-built, shed-style roof, with exposed rafters and car siding decking. Then we will replace the vinyl wall inside the screen room with carsiding or beadboard panels, and use the vinyl siding to replace the damaged vinyl siding, so that matches the other vinyl siding.

        Follow?

        The contractor attempting to bid on the rest of the damage has brought a fourth guy out to look at it, but we haven't gotten a bid yet. If that sounds confusing, what contractors do is they give you a bid and then try to find someone to do the work for you. In this case he is bringing the people that would do the work out to look at it first, and they turn it down, obviously.

        At this point we are proceeding on the assumption that whatever gets done we will have to do ourselves, again with a lotta help from our friends.

          We're finally getting stuff done.

          With a lotta help from our friends we built a new roof on our screen room over the weekend. We replaced the alumimun patio cover with wood rafters and car siding decking. The rafters and car siding are exposed to the bottom.

          Cool.

          Today and tomorrow our house is getting re-roofed.
