  • Almost Free Sandcastle in Provinvetow, MA weeks 26 & 37

    I own two (2) red weeks ‐ 26 and 37 ‐ in the poolside building which I can no longer carry. I recently received a letter threatening collection action. I thought I'd make the offer here: take them away for $1. I'd expect he "buyer" to pay any closing costs, but don't xpect anything beyond that. I just don't want o hear any more from the place.     These are not mine, but offered by an ower at Sandcastle in P'town. I received this through the newsletter; if anyone wants them email her and I will assist with the closing for my costs. The week 26 often has July 4. Not sure how 37 would trade; I'd need to see if there were any annual "special" affairs in P'town during that week as it may make a profitable rental.

    I do want to state the reason the owner is letting them go is the $850+/- SA that is due per week owned. MF is in the $350 range.

    I own week 27 poolside and I can tell you it trades quite well, not as well as So Ca beach summer, but still packs a punch.

    The seller will only sell these together, she won't sell just the week 26. I've already asked.

    Also the resort charges $150 transfer fee, I assume per week.

      I would always demand to see what in the declaration of covenants allows them to charge a transfer fee, since many management companies assert a right do to so that they do not legally have. A resort rule would usually not be suffiicient. It would require something in the declaration of covenants. The management at this resort from what I read on lengthy threads OY is extremely arrogant and overbearing, so I would not be surprised if they were charging fees that they had no legal right to.

        The resort started charging a transfer fee a few years ago before the new management took over. When I bought my weeks, there was no charge.
