Such a nice location!

We just left Sedona this last Sunday and had a wonderful stay in the area. This location would have views of the red rocks and close to the restaurants and amenities of the town. Such a wonderful and generous offer!

Yes, title is clear and we hold the deed. MF is currently paid monthly and is actually $42.

I was thinking this might be good for you.
EOY, not too many points.
Includes RCI yearly fees.
I have 203K yearly and my fee is $78 per month.
EOY is always a bit more expensive then yearly.

Perhaps someone on this forum can explain it better than me, but I'll give it a try. The home resort is Wyndham Sedona, where you get the highest priority when booking a week. The number of points requried depends on the seasonand size of the unit. A two BR dlx unit runs about 200000 during the red (highest) season. You can bank unused points (for example, 420000 pts after 4 years) to redeam them later for a larger unit or reserve a unit at more expensive Wyndham (like Hawaii).

Unused points that are not banked with Wyndham are rolled into the RCI system, where you can use them to reserve weeks at any RCI affiliate. I believe the same point values exist at RCI.

If someone else can elaborate on this, please do so.
