Thank you for this generous offer.

What weeks are included in swing seaon?
What are the yearly Maint fees- and are they paid half each year or the whole amount every other year?

Looking at the website for this resort Red Wolf Lakeside Lodge: Lakeside Resort & Lakeside Cabins in Lake Tahoe it shows the swing weeks are weeks 15-20 and 39-49. I found it on HOA newsletter last page.

Nice way to get around the GPR 1-in-4 rule if the MFs are reasonable enough.

You cannot beat the location. You are right on the lake. We stayed here once upstairs in a 2 BR condo which was practically over the water. We enjoyed it very much. The seasons are important though at Lake Tahoe, jmho.

Those swing season weeks are definitely not when we would want to visit. Much too cold for summer activities and not in ski season ( not that we are skiers ). I would have to stay inside the unit or spend my time in a casino.

Starlifter replied above with the swing weeks ... that's the same information i have from Red Wolf.

On the fees, for 2010 it was $462 in total.

That's annual fee on a biannual 2BR week, correct?

Yep - nice resort but Lake Tahoe is very seasonal and these are off-season weeks.

In a year when the ski resorts are open late, you can catch some skiing with Week 1k. Or if the resorts are able to open by Thanksgiving, Weeks 48 and 49 could catch some snow. But many years the resorts won't be open then, and even if they are conditions will be marginal.

Forget mud season when the snow is melting. We spent a lot of time in Incline Village many years ago so we know the seasons. The summer can be quite warm but late September and October can be still decent weather too.

If we were still in the timeshare market, I would jump at this freebie resort because Lake Tahoe is such a beautiful area and being a member of the Grand Pacific Resorts is a nice perk to have, Lawren and Pat.

We may have lucked out because we stayed at the brand new addition that was just built. There is a picture of the kitchen that was in our unit and it was upstairs and the not so little waves were so close by. It was very rustic and comfortable too and we burned a lot of wood. We spent most of our time in the condo because the weather was foul and we didn't do any skiing. They must have redone the rest of the units too by now. You can't beat the location! I would love to go back again!

PS. Some more weather information here and here.
